Our spacious 3-STORY home is an ideal location for photo shoots, private events, or a comfortable alternative meeting site. The main floor is done with AQUA WALLS, WHITEWASHED BRICK, and DISTRESSED WHITE WOOD TRIM….giving an authentic NOLA feel to this c. 1907 HOTGUN HOUSE. We named our property LAGNIAPPE (pronounced lan-yap; Cajun-French for “a little something extra"), and promise you’ll find that in each unique space! Up the steps and through the can't-miss-us ORANGE FRONT DOORS (which are painted TURQUOISE on the interior sides) is the main floor living room...which features a TURQUOISE VELVET SOFA, 2 oversized SWIVEL LEATHER CLUB CHAIRS, and a (non-working) FIREPLACE. Continuing toward the back of the house, you’ll pass a beautiful ANTIQUE BENCH, a full bath (the first of 4!), a coffee-lover’s COFFEE BAR, a rustic COUNTER-HEIGHT TABLE & BARSTOOLS in the large eat-in kitchen with SS appliances...until you finally come to the 2nd-of-3 TURQUOISE DOOR leading out to the LOWER BALCONY & SPACIOUS PRIVATE PATIO. At the center of the main floor is the LIGHTED 70’s-ERA STAIRCASE going to the lower level. The entire staircase railing and risers were hand-sanded, painted white, & distressed to keep with the rustic decor. Upon descending to the lower level, turn left to enter the large 3RD BEDROOM with a KING BED, ANTIQUE CHURCH PEW, and repurposed-by-us vintage SUITCASE SIDE TABLE. Turn to the right and step up into a large KITCHENETTE complete with ANTIQUE DOUBLE-DROPLEAF TABLE, another full bath, and the LAUNDRY ROOM. The BASEMENT BACK DOOR offers direct access up to the back patio. From the front door, you may choose to venture upstairs instead. At the top of the stairs to the left is the roomy 2nd BEDROOM, featuring a rustic REPURPOSED DOOR HEADBOARD, a WIC, and a lovely view of the historic Soulard neighborhood. The center portion of the upper level is the DEN...home to a WROUGHT IRON DAYBED (with trundle), a RUSTIC ANTIQUE DESK & chair nestled into the former closet space, and another full bath. Continue through the Den and you'll find yourself in the MASTER SUITE. The KING BED - layered in a RUFFLED, PALE AQUA BEDSPREAD and lots & lots of pillows - is flanked by HAND-PAINTED & DISTRESSED beside tables holding fabulous GRAY GLASS TABLE LAMPS. Opposite the van Gogh print hanging on the north wall is a HAND-PAINTED & DISTRESSED dresser, and another TURQUOISE DOOR leading out to the UPPER BALCONY You'll want to linger here, relaxing one of the 2 OVERSIZED HAMMOCK CHAIRS, listening to the rustle of the leaves providing a lush canopy above the back patio. (These are guest favorites after a full day exploring St Louis!) The master suite also features a WIC and private bath. Speaking of the PRIVATE BACK PATIO...let's go down there and take a look around. As mentioned, there is access from the kitchen/lower balcony, and from the lower level... as well as STAIRS CONVENIENTLY LEADING UP FROM THE SIDEWALK on the east side of the property! The patio is surrounded by NOLA-STYLE BLACK WROUGHT IRON FENCING, and nestled under lights strung from balcony to fence. And because it sits RAISED ABOVE STREET LEVEL, it is a quiet refuge from the hustle & bustle of all Soulard has to offer in the way of live music, drink, and dining a handful of blocks away. We have created 2 SEATING AREAS as we often host large parties traveling together. A small iron FIRE PIT is surrounded by 4 IRON & WICKER CHAIR, and a HANGING EGG CHAIR...all just begging you to sit and enjoy a cool Fall St Louis night. Just past that seating area are 4 CUSHIONED METAL CHAIRS and a couple metal side tables. All the chairs can easily be rearranged to ACCOMMODATE A GROUP OF UP TO 9, or a MULTI-GENERATIONAL FAMILY gathering. A patio this large is unheard of in our neighborhood, so it is a real find! LAGNIAPPE IS PERFECT FOR: * production companies searching for a not-another-Pottery-Barn-inspired space * photographers looking for a location with unique style & ambiance * social influencers looking to change-up the background of their YouTube videos, or a stylish & comfortable space in which to conduct an interview * bridal or baby showers that allow guests a spacious venue to mill around, inside & out * corporate meeting planners who want a comfortable space for a breakfast or lunch brainstorm session * and so much more! NOTE: There are a number of steps to get into the home, from the front and from the side. It is a 3-story home, so there are a lot of steps indoors, as well.
