Standard pricing is shown for use of the open kitchen, dining and living room. Holiday and Special Event pricing such as SuperBowl Sunday or Valentine's Day, etc. will be provided upon inquiry and sent as a custom offer. Additional spaces such as the guest bedroom or in warmer months, the private exterior area can be arranged for an additional fee based on usage. For larger events, this extra guest room works great for your guests to leave their coats and other personal belongings. The main space works well for small meetings, small cocktail gatherings, film shoots, etc. General seating is set up for 4 people. If more is needed, please specify exactly how much more in your inquiry. We can provide seating for up to 6 people without an additional fee. Alternatively, for groups larger than 6 people, we would advise removing the dining table seating and only providing standing room around your food and drink setup in the kitchen and dining area. We need at least a 3-day advance notice to make significant changes to the space. Because we own quite a lot of decor and furniture, we do make small changes to the decor regularly and larger changes at least once per year. The pictures shown are representative of the type of look that is generally present even if the furnishings are not the same. If there's a specific look that you want, please feel free to consult with us to ensure that we refresh the look to encapsulate the mood that you're requesting. These design changes may come at an additional fee. PLEASE NOTE: We will be onsite in other parts of our home for all or part of your rental duration. The spaces are separated enough that you shouldn't even know that we're here. However, we are available and can come out, if you need assistance with anything. Main refrigerator use is NOT included. There is a small mini-fridge that can be provided for your use should you need, if requested.

We clean our home regularly and complete a deeper clean prior to each booking that includes disinfecting high-touch surfaces. The space should be left as you found it. If needed, there is an excessive cleaning fee of $50/hour + damages that will be taken out of your security deposit.
Guests may cancel their Booking until 30 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 30 days and seven days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than seven days before the Event start time are not refundable. Learn More
