Welcome to our stylish content and photo suite nestled in a charming circa 1930 building. Our space boasts a traditional floor plan, featuring a cozy living room, galley kitchen, dining area, two bedrooms, and bathroom, perfectly suited for your content creation or photo production needs. With a maximum capacity of 10 people, there's plenty of room to bring your creative vision to life. Situated in a lively neighborhood, inspiration awaits amidst the bustling street noise. Whether you're capturing fashion spreads, lifestyle content, or product photography, our 550 sq ft suite offers the perfect backdrop for your projects. * Please include a brief description of your intended activities when inquiring about availability * Reserve a minimum of 2 hours between 8 am and 8 pm to unlock your creativity in this stylish and adaptable space. INCLUDED AMENITIES: -2-person dining table -Seating for four in the living room (one 6.5’ sofa, one side chair) -Flat-screen TV CHECK-IN: 8 am or later. We'll provide a brief orientation of the space, answer any questions you may have, and then it's all yours to enjoy! CHECK-OUT: 8 pm or earlier. We kindly ask that you return the space to a similar condition as when you arrived. While professional cleaners will handle tasks like floors and bathrooms, please rearrange the furniture to its original layout before departing. If any damage occurs, please inform us promptly so we can arrange for repairs before the next guest's arrival. Your cooperation is greatly appreciated. Guests are responsible for repair costs. General Rules For instructions on how to access the suite, please read the confirmation email. Click on Booking Details. Call when you arrive at the building if assistance needed to check in. Overtime is not allowed unless with prior consent from the suite manager. Overtime charges are 1.5 times the normal rate. One-hour bookings are charged overtime after 5 minutes of going over the booked time. No booking updates or changes are allowed within 48 hrs of the shoot. If allowed, rescheduling should be within 6 days of the original booking. Additional attendees not included during the booking will be charged $5 per person per hour of rental. Do not leave the door ajar when done with the shoot. Loss or theft due to the renter's inability to close the door will be charged to the renter. Rental only is for the space provided. Shooting outside of space is not allowed. Rental time continues to incur until you vacate the space and close the door. No refund is allowed for the unspent booked time or amount of participants less than booked. Either a $100 cleaning fee or a half-hour overtime fee will be charged if the suite is left unrentable such as being dirty and lights/ furniture left everywhere. If furniture and lights are not returned to their original location after use, we charge a $35 resetting fee. No parties, alcohol, or smoking are allowed. No very loud music. Be considerate of our neighbors. We are not responsible for items left in the studio after the booking. If there is any problem with the space, please notify us right away before shooting or using the studio so that we can rectify the problem. No refunds will be allowed for complaints after the shoot has started or passed. No smoke or fog machines that will trigger the smoke detector. If you trigger the smoke detector in the building, you will be charged $200 for compensatory damages. Drums that are audible outside of the studio walls are not permitted. If you use confetti, flour, chalk, water, paint, wheeled transportation such as bikes, or anything that will leave scuff marks or markings, a $100 cleaning fee will be applied. We use surveillance camera to protect our property and everyone else. Ample, free at all times street parking is available in front and on the side of the building.

Guests may cancel their Booking until seven days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between seven days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price.
