Bedouin Boathouse is a private waterfront location within the gated community of Tuxedo Park, New York, available exclusively for photography and video production. No public access. By appointment only. The owner must be present for every shoot. This rare two-story stone boathouse sits directly on the water in the private enclave of Tuxedo Park, just 40 miles from NYC. Built in the late 1800s and beautifully restored, it blends Adirondack, Arts & Crafts, and Hudson Valley lakehouse architecture with modern comfort. The lower level opens to a dock and lakefront deck, while the upper covered porch offers panoramic water views framed by handcrafted wood railings. Inside, you'll find original beadboard paneling, warm wood interiors, and curated vintage furnishings that create a timeless, cinematic atmosphere. Ideal for film, TV, editorial, fashion, or commercial shoots, the space captures a rare combination of historic texture, natural light, and secluded elegance. The listing accommodates up to 16 people, with on-site parking for up to three cars. Please contact the host to discuss additional parking, equipment load-in and your planned use of the outdoor areas. Production amenities include on-site Wi-Fi, 220V power and a restroom inside the boathouse. Both the upper and lower levels may be used as dressing areas, and furniture may be moved without restrictions. Stairs are exterior only, and equipment loading is from the property's parking area. Crews enter through the main security gate at 3 Tuxedo Road and Route 17, Tuxedo Park, NY 10987. Check in with security, state the name of the owner you are visiting and have the owner's phone number available. After check-in, follow GPS directly to the property without detours or sightseeing. Photography and video production bookings only. Vacation stays, recreational bookings, events, parties and overnight stays are not permitted. Smoking indoors, vaping, swimming and loud music are prohibited under the house rules. Adult content, including partial or full nudity, is not permitted, and vulgar language or profanity is not allowed on the property. All shoots require the owner to be present. Strict community rules apply: no driving or sightseeing in the community, and no deviating from the direct route when entering or exiting. The street is for vehicle parking only. No shooting other homes or properties other than wide-angle B-roll shots. Production access begins at 8:00 a.m. The shooting day ends one hour after local sunset in Tuxedo Park on the booking date. All filming, breakdown, cleanup, equipment loading and departure must be completed by that cutoff; everyone must be off the property. The exact end time will be confirmed for each booking, and any earlier booked end time still applies.
