A production-only, true beachfront film location offering uninterrupted ocean and bay views, delivered as a clean, neutral shell intended for full creative transformation. The space spans approximately 2,600 square feet across two levels, providing open volume, clear sight lines, and efficient circulation for crew-heavy film and commercial productions. The interior is intentionally minimally furnished to support set construction, scenic builds, and custom production design rather than pre-styled shoots. Large windows provide consistent daylight and an elevated vantage point capturing authentic exterior motion, including harbor activity, shoreline wildlife, and natural beach movement, valuable for productions requiring real-world coastal context. The two-level open layout supports flexible camera placement, lighting rigs, equipment staging, and uninterrupted workflow. Private, spacious bathrooms are suitable for talent preparation, wardrobe, and makeup during full production days. Volleyball courts and active beachfront areas are located immediately outside the rear exit, allowing for exterior shots and environmental continuity without relocating the production. This location is designed exclusively for professional film, television, and commercial productions requiring scale, flexibility, and full creative control over the environment. Nudity Policy: Nudity is permitted on a case-by-case basis and must be disclosed and approved in advance as part of the booking request. ABSOLUTELY NO PORNOGRAPHIC FILMING, NO EXCEPTIONS. All productions must comply with Peerspace policies and applicable local regulations. Security Deposit: A refundable Security Deposit in the amount of $2,500 to be collected at the time of booking and will be reconciled within 7 days of completion of engagement. Health and Safety Measures
Our property is professionally cleaned between each booking to ensure a sanitized, well-maintained environment. Standard cleaning covers routine turnover, light trash removal, surface sanitation, and resetting the space for the next guest. A standard cleaning fee applies to all reservations. To maintain the quality of the property, an enhanced cleaning fee will be charged if the space is left in excessively dirty condition or if any prohibited activities - such as smoking - result in additional remediation, deodorizing, or specialty cleaning. Guests are expected to return the space in reasonably tidy condition and follow all posted house rules to avoid additional charges including but not limited to excessive trash removal by owner.
Cancellation Policy
Flexible
Guests may cancel their Booking until seven days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between seven days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn More
