A warm, fully furnished Mediterranean villa in the Coldwater Canyon foothills of Studio City,
minutes from Universal and the Burbank lots and inside the 30-Mile Studio Zone. This is the
lived-in villa productions are always hunting for: 2,425 square feet of hand-painted Spanish
tile, ochre plaster, dark carved wood and volumetric canyon light, ready to shoot as it stands.
And it doubles far beyond Los Angeles: the light, the tiled nooks and the hidden, walled-in
character read South of France or Positano as easily as Studio City.
The entry sets the tone. A carved wood front door opens onto a staircase with hand-painted tile
risers and a wrought-iron rail, one of those details a set dresser cannot fake on a schedule. The
main lounge pairs a brick fireplace with cognac leather sofas and black-framed glass doors that open to the courtyard. A second living room gives you a clean, bright alternative look in the same company move, and a media room with a built-in bar adds a dark, moody corner for night interiors.
The kitchen is a real cook's kitchen that shoots like a set: cream high-gloss cabinetry, dark stone counters and backsplash, a professional stainless range and built-in refrigerator, and a wrap-around counter with rare depth for food and lifestyle work. The dining room sits under a crystal chandelier. Upstairs, three furnished bedrooms carry leather beds, window seats and fitted walk-in closets, and the primary bath is a location in itself: a jetted oval soaking tub under the window, a glass shower, and a navy-and-brass double vanity.
Outside is where the Mediterranean double really lives. A walled tile courtyard with an exterior staircase, small terraced outdoor corners, ivy climbing the garden walls, and a blue-tile pool tucked against the hillside: a chain of little al fresco sets that play as an Amalfi terrace, a South of France garden or a hidden European courtyard. Volumetric light works through the canyon most of the day, the whole property is walled and secluded, and aerials read red tile roof, green hills and winding street.
Productions use it for episodic and film family-home looks, commercials, interviews and talking
heads, food and lifestyle content, brand shoots and stills. The whole home and grounds are
available.
