About the Space

This is one of those properties that earns a second look the moment you pull up — and a third once you start walking the grounds. It's a two-story multi-unit court compound sitting on a generous corner lot, framed by mature trees and a well-trimmed hedge wall that gives you natural separation from the street without feeling closed off. The exterior reads classic Southern California residential vernacular: white-painted wood siding, a dark pitched shingle roof, lattice fence panels, and a covered upper balcony with full-length glass screening — the kind of screened sun porch that reads beautifully on camera, especially at blue hour when the interior warm light spills out against a deep teal sky. Drone aerials confirm the compound's full footprint — it's substantial, occupying nearly the entire corner block, with a central courtyard corridor, multiple roofline levels, and a secondary structure out back that works perfectly as a holding or base camp zone. Step inside the property and the textures shift. The units feature dark hardwood plank flooring — rich, warm-toned, with tight grain — set against white-painted walls that bounce light cleanly in every direction. The kitchen area shows white shaker-style upper cabinets, a dark laminate countertop, stainless steel appliances including a full-size refrigerator and built-in microwave, and a sliding glass door that opens directly to the upper balcony. Natural light enters from the west-facing slider in the late afternoon — golden, diffused through tree canopy, landing soft on the countertops. The bathroom is crisp and production-ready: white subway tile tub surround, dark espresso vanity cabinet, chrome fixtures, and dark hardwood floors continuing from the main living space. It photographs clean without needing a set dresser to neutralize it. Ceilings are standard residential height — intimate, not cavernous — which suits dialogue-heavy scenes, interview setups, and tight narrative interiors. Outside is where the compound really opens up for production. The upper rooftop deck is a standout feature — concrete-surface, open-air, with steel railings and a clear sightline straight toward a mid-rise downtown skyline. That skyline peek is genuine production value: you're placing talent in frame with city towers visible in the background, no greenscreen required. The brick-paved courtyard entry corridor runs under a covered carport-style overhang, flanked by low desert plantings — agave, bamboo clusters, drought-tolerant ground cover — giving the ground level a textured, layered foreground for wide establishing shots. Tucked into the garden near the entry is a weathered garden statue half-hidden by oversized tropical leaves — exactly the kind of found detail that art departments love and set decorators photograph as reference. The exterior white-painted columns, the patterned tile risers on the staircase, the lattice fencing, the screened upper porch — every corner of this compound gives a camera something interesting to work with. For events, this property transitions smoothly. The courtyard entry works as a reception or activation corridor, the upper balcony functions as a VIP lounge or brand showcase area with the skyline as backdrop, and the flat concrete rooftop deck is a ready-made cocktail terrace. Multiple self-contained units allow you to run simultaneous activations — a product display in one space, a breakout session in another, catering staging in the back structure. Street access on two sides of the corner lot means load-in is genuinely easy, with room for vehicles, production trucks, and gear staging without impacting the shoot zones. This is the kind of lived-in, layered compound that gives a production or event instant authenticity — it doesn't need to be dressed up to look like a place where real stories happen. **Pricing** Pricing is based on the total number of cast and crew or guests, as well as the areas you plan to use during production or events.
