• There is free street parking all around the building. • Please pay attention to the parking signs as there are a few 1 hour zones on Davies and Thompson • You DO NOT have access to the lot behind the building. If you park there, you will be ticketed. • There are two Green P paid lots just not of Queen and Broadview a 2 min walk away.

We have large west-facing windows with indirect sunlight from sunrise to 12pm and from 12pm onward sunlight will enter the studio directly

As the studio is NOT soundproofed you may hear noise from my neighbours if they drop something on their floor or the traffic outside the building. However, many productions have been filmed and audio problems are rarely an issue if the talent is well mic'd up

Stairs, Elevator, Freight Elevator

There is a loading dock at the back of the building with a freight elevator.

There are power outlets all throughout the space and the space is wired with electrical loads similar to a house

You MUST lock the door after your rental If you do not there is a $500 fine and you will be responsible for any damage or theft of equipment at the studio You must clean up all garbage, clean dishes you used and sweep the studio if there is any debris you left on the floor. Failure to do this, will result in a $200 cleaning fee Please make sure all the lights are turned off If you used any of the supplied radio triggers, make sure you returned them to the cart where you found them UNDERSTANDING YOUR RENTAL TIME DURATION You are expected to contain your production to the agreed upon time you rented for. Your setup, shoot and cleanup MUST happen within that timeframe as it is likely there will be another renter immediately after you. It is recommended that you start cleaning up 10-15 minutes before the end of your rental to ensure you have vacated the space at the end of your allotted time. If you show up late, that does not mean you can adjust your finish time. Traffic, parking, and other delays are elements YOU need to account for and they have nothing to do with the service Vintage Light Studios provides. OVERTIME Any overtime MUST be approved by Vintage Light Studios and must be done so no less than 30 minutes before the end of your rental All non-approved overtime is billed at 1.5x your rental rate so make sure you stay on time If you impact the renter after you by running late, hourly billing is $300/hour plus any costs incurred by the renter after you The door lock and security cameras will tell us when you exited the studio. It's alright to use smoke machines HOWEVER, the studio MUST be clear of all residual smoke so as not to impact the next renter. Make sure you account for this in your rental duration as it will charged as overtime CLEANING / DAMAGES Guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. MISCELLANEOUS There is no smoking allowed in the space. If you leave glitter or confetti all over the studio after your rental there will be an additional $200 cleaning fee

All renters are required to have their own insurance. We WILL NOT be held accountable for any accidents that happen on site.

Wall decor can not be removed It is EXPECTED that furniture be put back in the place you found it.
