About DUMBO, Brooklyn: Factory Window Corner Loft

For your consideration is a light filled corner loft on a quiet street in DUMBO, Brooklyn on the Vinegar Hill Historic District side of the neighborhood. The building received the NYC Design Award of Excellence upon conversion. Rounded metal factory vats (reminiscent of a Richard Sera sculpture), high ceilings, oversized factory windows, industrial pipe and original steel beam columns remain throughout the loft. The corner factory window feature serves key and fill quite naturally. Loft views: Iconic Manhattan skyline and East River views via the northern exposures and historic Brooklyn cobblestone streets via the western exposures. Interior Details: The loft’s corner window feature lounge area consists of two distinct living room vignettes... The first with grey tufted couch and vintage Hans Wegner papa bear chairs. The second vignette with a purple couch rests against a blue wooden facade. The dining table rests under an iron wrapped crystal chandelier. The music lounge is enclosed by a glass wall with sliding door and features an antique collection of guitars and baritone ukuleles. The kitchen is spacious, custom built and features natural brass and bronze details. Bedroom #2 has been used as HMU & dressing area as well as a bedroom set if needed. The full bathroom features concrete floors and walls. The entire loft features matte plaster treated walls adding to the subtle texture and warmth of each vignette. All of the art, sculpture and wall hangings throughout the loft are clear for filming usage. *Bedroom 1 and attached full bathroom are off-limits for most projects. Should you desire the need for this additional space, inquire with the host to see if your project qualifies. Natural light: During daylight hours, the space floods with natural light. We delight in “the magic hours” when direct sunlight shines through the factory windows, spilling into the loft in a grid formation (see photos). Even on an overcast day, crews find more than ample lighting… using minimal supplementary light as a result of the natural key and fill window placement. Compelling shots are also found at night with colorful city lights twinkling outside the windows. Active ships on the East River add unique movement to the backdrop and view. Props/Decor: Around every corner of the loft is a curious prop including a collections of working GE fans from the 1930’s, colorful collection of antique over dyed rugs, vintage Time Life book collections, turn of the century cameras, antique guitars and a working 8-track tape player to name a few. Unique paintings, sculpture and fabric art are found throughout the loft, and are all cleared for use in print, film, TV. People love finding the suspended model airplane! The space is full of character and mood... many distinct looks are easily achievable utilizing opposing angles/areas of the loft. Head Count: Our rate increases as the headcount increases. Our current MAX number of people is 12. We are able to accommodate groups up to 14 people but that must be approved prior to booking. Please inquire to see if your project qualifies. Please be transparent about the total number of people attending when booking. All Non-Still Photography Shoots (meaning VIDEO and FILM projects): We charge an additional $50/hour for all non-still photography shoots. This is due to the heavier footprint associated with video projects. Please apply the correct price in the ADD ON section for non-still photography projects. Rooftop Rental: If you’re interested in rooftop access, please inquire with the hosts to see if your project qualifies. The 2,500+ square foot rooftop faces both north and west, boasting the most beautiful colors at sunset and twilight. Remarkable and sweeping city views include but are not limited to the Manhattan Bridge, Brooklyn Bridge, Williamsburg Bridge and the active East River, the Freedom Tower, City Hall, the Empire State Building and Chrysler Building. The charge is an additional $500/hour for rooftop access with a minimum of 5 hours, maximum of 40 people. Please visit the ADD ON section when booking to apply the correct price for rooftop access. Cancellation Policy

Standard 30 day

Guests may cancel their Booking until 30 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 30 days and 7 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 7 days before the Event start time are not refundable. Learn more

All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.
