Rustic fortified stone house from 18th century

The house is a former vineyard and was mentioned in the 1775-1779 "Historical Description of Burgundy" (French) by Claude Courtépée as a fortified house with two wine presses. The house has since suffered at least one fire and a few roof changes. The property is in a U-shape consisting of the main house, an attached barn, another attached barn in an angle, including a "cathedral" cellar, and, across the courtyard from the main house, the wine maker's house. Further on the property is a small garage and stables, and a baking cottage. All houses are in stone with cement render. With the exception of a barn with concrete roof tiles, all houses have ceramic tile roofs. The former wine maker's house has an original stone entrance curved staircase. The garden consists of four areas, separated by the entry road and different walls. There are old trees and some newly planted fruit trees. There is also a small vegetable garden and flower beds. One old wine press is on display in the garden. The garden is kept somewhat rough. Due to current renovation work, the house and garden are only available for exterior filming. The "cathedral" cellar, the baking cottage, the garage, and the stables are available for interior filming. Tables and chairs can be set up in the courtyard and on the back terrasse. We cannot supply tables and chairs for a large company. The house is situated on the edge of the village, next to a working farm. There may be noise (tractors, cows). The other houses in the vicinity are a mix of old stone houses and new builds. The village is small and rural. It was previously an industrial area, mainly with factories making bricks and tiles. The house was previously owned by a member of the family owning a major tile and brick manufacturer. There is 1 good restaurant, 1 pizzeria, 1 kebab place, and a bar in the village. The historic village of Couches is nearby (7km) with several other good restaurants. The historic city of Beaune is 30min north (by car). The village also has a supermarket, a pharmacy, two bakeries, two hairdressers, a beauty parlor, two shops selling consumer goods, and a small industrial area. One of the bakers is the 2023 winner for Saone et Loire in the competition "Best Baker in France" (M6 TV channel). The Central Canal goes through the village and there is a harbor for pleasure boats. In the summer, boats are available for rent. Along the canal is a bicycle route. There is a small parking space for mobile homes next to the harbor. The village is situated 30min from the A6 motorway, exit Chalon Nord. There is a railway station (currently under renovation) with local train connections to Dijon and Chalon sur Saone. The nearest rapid train station is 16km away (TGV Le Creusot Monchanin Montceaules Mines)., with connections to Paris and Lyon. It is a rural area, so a car is recommended.
