A country place gathered around water, about two hours from Manhattan and twenty minutes from Litchfield center. Nine acres hold two furnished houses, a red timber barn, a pond, a brook under mature trees, and gardens shaped over many years. One owner, one point of contact, and no neighbors in frame.
THE BARN
An immense wooden room that opens toward the pond and meadow. Old timber, tall volume, and wide doors that let daylight run the length of the floor. It takes a long table, a set build, a rehearsal, a band, or a dinner. Vehicles can reach the doors for load-in.
THE MAIN HOUSE
Built around 1800, roughly 3,100 square feet, fully furnished and collected rather than staged. Painted floorboards, exposed beams, working fireplaces, a tin ceiling above the dining table, libraries, old rugs, and modern pictures. The kitchen is organized around a worn worktable and opens toward the garden. Five bedrooms across the two houses, three and a half baths, central air in the main house.
THE COTTAGE
Cedar-shingled and more intimate, with a brick hearth at its center, timbered upper rooms, a close-furnished library, and low eaves. It reads as a complete small house rather than an annex, and it shoots well as a separate location.
THE GROUNDS
The pond holds the first long view. The brook moves under the trees. Paths connect lawn, garden, cottage, house, and barn without turning any of it into a resort. Stone walls, a pergola, and open meadow give you several distinct backdrops within a short walk.
WHAT IT SUITS
Photo and film production, editorial and lookbook shoots, commercials and stills, small company offsites, board days and strategy sessions, writers' and artists' residencies, rehearsals, private dinners, and intimate gatherings.
PRACTICAL NOTES
Free onsite parking for roughly 15 to 20 cars with turnaround for a van or box truck. Wifi throughout. Kitchens in both houses. Quiet road, no through traffic, and controlled access. Exterior security cameras cover the driveway only and can be switched off for a booking on request; there are no cameras or recording devices inside any building.

Larger gatherings and productions are welcome and are reviewed for attendance, insurance, parking, and local requirements before they are confirmed.
