To ensure a smooth experience for every guest, please review the information below before booking. By reserving the studio, you agree to the following policies. 🏛️ THE SPACE Our studio is located near Patapsco State Park in a historic train station building and features: Extra-tall 12-foot ceilings Large windows with beautiful natural light Stunning hardwood floors Sets change frequently. While we do our best to keep the listing updated, you’re always welcome to message us to confirm the current setup before booking. The space is ideal for boudoir or lifestyle photography and includes: Queen-sized bed Clawfoot tub (decor only, not connected to plumbing and may not be filled with liquid) Couch and statement mirror Rotating styled areas The studio also includes: A private changing area Hair and makeup area Private bathroom An owner or staff member will be present in a closed-off office during all rentals. 🔒 SAFETY & LIABILITY Candles are decorative only and may not be lit. No open flames of any kind are permitted. The swing is not included in rentals for liability reasons. The frame will remain in the studio, but the swing will be removed. 📸 EQUIPMENT & MUSIC Studio photography and lighting equipment are not included and may not be used under any circumstances. Please bring all photography and lighting equipment needed for your session. If you would like music during your rental, please bring your own Bluetooth speaker. 🎀 OPTIONAL ADD-ONS Optional add-ons include: Client closet access Couture angel wings Shoes are not available as an add-on. 💵 RATES & AVAILABILITY Monday–Thursday $60/hour from 8:00 AM–4:30 PM $85/hour from 4:30 PM–8:00 AM Friday, Saturday & Sunday $135/hour Sundays Full-day rentals only (8+ hours) Availability varies; please message us before booking ⏰ TIME, SETUP & CLEANUP Your rental time begins and ends exactly as booked and includes setup, shooting, cleanup, and exit. All setup and cleanup must be completed within your booked rental time. Please plan to begin cleanup early enough to fully exit the studio by the end of your booking. If the studio is still in use after your scheduled end time: You will be charged for an additional 30 minutes At 1.5× the hourly rate you booked under ⏱ EXTENSIONS & TIME CHANGES We do our best to accommodate extensions when availability allows. Any changes or extensions requested after the rental has started will be billed at 1.5× the hourly rate you booked under. Same-day extensions are subject to availability and are not guaranteed. 🛋️ CARE OF THE SPACE Guests are responsible for the full replacement cost of any items damaged beyond repair or a $175 repair fee for repairable damage, whichever is less. No alcohol No smoking We want every guest to feel excited, supported, and confident when booking our space.
