A 4400 sq ft studio on the top floor of a Victorian Textile factory just two miles from Leicester Train station. The space features a vaulted ceiling (min 3m height), original factory windows to the East and West with skylights above, original wooden flooring plus a modern retro kitchen ideal as a bar backdrop for your event. Curated with an array of mid century and post modern furniture this is the perfect space for your brand's next styled shoot, brand launch, event, wedding party or market. The space is flexible and can be set up and styled to suit the occasion. Tthere is ample room to eat, drink. network, chat, dance and rest We offer the space on a dry hire basis. Additional services are charged for separately as an add on, namely: Dining table and chair hire Bar service Outside catering is permitted, however, food is not to be prepared within the space unless agreed in advance. Double access points provide a loading bay with large goods lift plus a separate crew/guest entrance with stairs and a service lift, please note there are six steps at ground floor level before accessing this lift. The original wooden flooring runs throughout leading to a bare plaster wall at the far end of the studio. Floor to ceiling canvas curtains create a curated central section. Adjacent to this sits industrial white racking housing a selection of our studio props. Please note that the space is not heated, the ceilings and floors are all in original condition. EVENT BOOKINGS ARE OPEN FOR APRIL 2025 ONWARDS There is ample parking on site and on street ------------------------------------------------------------------------------------------------- •Three unisex toilets •Event bookings are subject to an additional cleaning fee dependent on capacity •No loitering in the hallways of the building •This is a 130 year old building, and is subject to imperfections •The building is not Accessible for Wheelchairs (minimum 6 steps) •The building has a service lift within steps from the main entrance (crew entrance) suitable for personal belongings, and small items. •Event related rules and restrictions -necessary licenses will need to be obtained. •Large events require hired security •Pets are allowed •Ticketed events are allowed
