At this location we have great natural lighting, 1680 sq feet of of creative space, different rooms as backdrops, high ceilings, hardwood and carpeted floors, and a security system. The space has two clean full bathrooms which can be considered dedicated hair and makeup sections. We specialize in photoshoots, video shoots, apparel shoot, promotional photoshoot, modeling, product films, film interview, audition, casting, branding/products shoots, headshots, editorial, portrait, documentary shoot, fitness video, commercial, cosmetics, fashion, script reads etc.. 
The picturesque Southern ranch is situated on a manicured corner lot in the heart of Grovetown, close to supermarkets, coffee shops, pharmacies, and some awesome restaurants. By booking this studio, you are agreeing to comply with all of the rules listed below. 1.) BOOKING Booked hours must included load-in/load-out, set up, and tear-down or 1.5x overtime fees (unless specified otherwise) will apply in 30 minutes increments. There is no free OVERTIME. Hours are calculated when the first person arrives and last person leaves. No refunds for any unused time. Booking 2 hour minimum. NO ROOFTOP ACCESS! 2.) SPACE AMENITIES AND INCLUDED PERKS: *Southern city neighborhood view *Ranch-style modern home with large porch, backyard, and deck *9 ft ceilings *Floor-to-ceiling windows with tons of natural sunlight *Hand-held Hairdryer onsite *Iron with ironing board in full laundry room *Furniture (tables, chairs, step ladder, clothing rack, beds, desk, rocking chairs) *Provided your own backdrops *Large driveway and two-car garage for parking (do not park on grass or block traffic) 3.) MESSAGES Please include the following in your initial message. *Brief summary of your photoshoot *Total number of cast and crew/guests (Number of attendees should be 100% accurate) *Desires date(s) and hours *Any questions 4.) CLIENT/RENTER Must never leave the home unlocked. Doors must be shut firmly. Turn off all the lights. Please do not move large furniture from original location (chairs may be moved but must be returned to original locations) . Renter must leave home as they found it. No Loitering in the home. You may shoot inside or outside of the home on the home's premises only. Do not disturb neighbors. Thank You. 5.) OVERTIME FEE (IMPORTANT) There is no free overtime. Additional time is billed at 1.5x the hourly rate unless specified otherwise. Crew/talent/guests, and equipment must be out of the home by the end of your booked hours to avoid overtime charges. Overtime will start to accrue 15 min after your booking time has ended. Overtime is billed in 30 minute increments. Charges will be deducted from your security damage deposit or billed via Peerspace within 72 hours. * If you need additional hours please request/adjust them before your booking date.* 6.) PARKING The recommended parking lot in in the driveway. Again, do not block traffic or park on the grass. Parking is included with your booking. *Productions should obtain an appropriate permit to park the grip trucks on the street if needed. 7.) PROHIBITED (IMPORTANT) -The following items are prohibited: feathers, glitter, confetti, sand, wedding rice, flour, paint, aerosol spray cans, fireworks, weapons, non-water based fog machines, hazer (or anything that could trigger the smoke detectors/fire alarms), and other items deemed unacceptable by the venue owner (when in doubt, please ask). An additional extensive clean up fee will be charged for violations to restore the home and for downtime. -Drilling holes into the walls, ceiling and doors is prohibited (no screws, hooks or anchors); Do not place anything on the walls of the home. -Overtime is usually available. However, sometimes we will reach out to clients specifying overtime is not available beyond a specific time. When that’s the case, staying in the home beyond that specified time is prohibited. 8.) SECURITY CAMERAS Google Nest/ADT Cam Recording: by agreeing to this booking you also acknowledge our 24 surveillance camera will be recording during your whole booking time. Please do not touch, cover or unplug the doorbell camera. Footage is strictly confidential. 9.) PROPERTY AND FURNITURE DAMAGES Renter is responsible for leaving the space in the same condition as prior to commencement. A walk-through inspection will be conducted before and after all bookings and the renter or assigned representative must be present. Reasonable damage charges will be deducted from your security damage deposit or billed within 72 hours via Peerspace. 10.) MISCELLANEOUS FEES (IF APPLICABLE) -This is a non-smoking property. Smoking inside of this property will incur a $250 fee. -Failure to return furniture and props to original locations $50 Other things to note - Please read house rules prior to booking -We do not allow parties. This home is not an event space. - All pets must be approved by host during the booking process; please share your type of pet and/or breed and number of pets you'd like to bring
