BURBANK HOUSE – LA FILM LOCATION by Warner Bros. and New York Film Academy (NYFA). THE SPACE: Spacious, production-friendly Burbank home designed specifically for film, television, commercial, and photo shoots. Located across from Warner Brothers backlot and minutes from other major studios in a quiet residential neighborhood. This 2,000 sq ft ground-floor property sits on a ¼ acre lot and offers flexible shooting options throughout. 

 THE ROOMS: Large open living room, dining room, kitchen, bedroom or office with queen bed and shower, hallway, full bathroom with Jacuzzi tub, second bathroom for cast and crew, enclosed patio/spa with Jacuzzi. The living room can be transformed into a stunning master bedroom look if needed for your production. All hardwood floors. 
 OUTDOORS: The backyard features a beautiful large avocado tree with a lawn, an outdoor BBQ cantina area, and ample space for staging or filming. There is also a charming side yard strung with bistro lights and equipped with plenty of tables and chairs, perfect for crew breaks, holding, catering, or additional shooting setups.
 GUEST HOUSE: There is also a second private guest house available when rented with the main house for an additional $250 per day. The guest house includes a bedroom, kitchenette, private bathroom, and its own air conditioner and heater. It is ideal for private dressing rooms, talent holding, production office space, or additional shooting space.

A BIT MORE: Clean dialogue recording is possible in this quiet neighborhood. We are very comfortable hosting film and production teams and have designed the house to make shooting easy. Furniture and artwork may be moved. Two styles of living room furniture are available. Dedicated actor holding area provided. Ample wardrobe hanging space. Dedicated hair and makeup space available.

 POWER: Solar-powered home. Plenty of power! Power is also available outside the house for easy interior and exterior lighting. Flat ground concrete surfaces near windows make placement of light stands simple. 

WIFI: Strong cellular reception. 100 Mbps AT&T WiFi. WHAT’S ALLOWED: Trailers allowed. Generators allowed. Child talent allowed. Pets allowed with approval. Exterior front shooting on the property is allowed; a public permit is required if filming in the street, sidewalk, or parking strip. Drones allowed with permission. Fireplace and fire pit permitted with approval. Jacuzzi use permitted with prior approval if part of the shoot. Master bedroom is off-limits. 

 ON-SITE MANAGER: Will be present during booking. 
 SHOOT HOURS: Standard shoot hours are 7:00 am load-in, wrap by 10:30 pm, and off premises by 11:00 pm. No late-night or overnight shoots unless pre-arranged. Multiple-day shoots may keep a hot set overnight. 
 PARKING: Production truck may park in driveway. Street parking permits provided Monday through Friday 8 am to 5 pm. Additional vehicles may park on Riverside Drive. No permit parking required on weekends. DISCOUNTS: Rehearsal or production meeting in the space during the week of your shoot can be negotiated for a discounted rate.
