Tons of natural light as house sits facing west. DETAILS OF LOCATION: CABIN LIKE FAMILY ROOM 22' x 25' - High vaulted ceilings. Tongue and groove paneling on walls and ceiling. Wood burning fireplace, garden window on one side and door and windows looking out to the pool on the other. Vintage bar in the corner of the room. Floor to ceiling bookshelves. OPEN FLOOR PLAN KITCHEN AND DINING ROOM - Large island with cooktop and big pass through into kitchen. Gas stove, oven, microwave, dishwasher. Tile floor. Wood cabinets. Dining room has expandable table and 8+ matching chairs. 8ft of french doors open to the pool. HUGE FRONT LAWN wraps around this corner home. White picket fence and brick walkway lead to front and side doors. Front of home has bay window and two bedroom windows with shutters. Tall bushes shield the side of the home which has a private brick patio with lovely sitting area. FIRST BEDROOM 10'x14.5' (in house down hall from large wood room) with Queen size bed and bedroom furniture. Peaceful light green color. There is a bathroom just down the hall. SECOND BEDROOM 17.5' x 11' (in Pool House) plus walk in closet and kitchenette. Queen size bed. Tiffany blue colored walls with white tongue and groove ceiling. ALL Bedroom furniture may be moved or removed (please notify host before moving to identify a storage location) POOL 42 x 20 - Beautifully resurfaced. Unheated. Private. Lifeguard must be provided by production for more than 5 swimmers at once. Production must secure a COI of $1 Million with property owner named as CO-INSURED delivered prior to day of shoot. Please confirm with host to receive information necessary for insurance. Please secure all necessary permits to shoot in LA. We have a great dealing of production in this neighborhood and ON OCCASSION, LAPD will ask for permits. See parking info below. Please scout this location prior to load in to address any questions prior to shooting. One hour of scouting per shoot. Additional scout time at the rate of $75.00 an hour. No shoes in the house. Please provide booties or clean socks to your team for shoot and scout days. For cast and crew over 45 people, Ramboard must be laid down to cover all floors and vulnerable surfaces. We will provide the name of the layout company we have worked with many times in the past. Please note, porta potties are required for cast and crew over 20 people. FILMING, PHOTO SHOOTS & PRODUCTION Please be very clear, communicative and up front with what you're looking to do with your production. We truly want to make your project a success! When you inquire, please include as much information as possible, including but not limited to: total number of cast & crew, dates, hours (including load-in/load-out, setup and teardown) and any other information you feel is pertinent. No atmospheric fog or smoke (even water based chemicals) may be used inside the house. FURNITURE AND FLOORS There are NO SHOES in the house. Please provide booties or clean socks to your cast and crew. For large scale productions we will provide the name of the layout company we have worked with many times in the past. Please get permission to remove or rearrange the furniture and plan to return items to their original location. All furniture must be stored inside the home. The owner is happy to move small breakable and valuable items. Moving furniture or clearing bar or bookcases must done with owner and included in your set up time. SMOKING No smoking on the property. Smoking is allowed on the street, but production must provide disposal receptacles for ALL cigarette butts. Fees will be assessed for litter. RENTAL PERIOD Must include your full setup and complete breakdown. Any filming in the street at this location will be counted toward your rental period. Please allow enough time for your production to return the property to its original condition. There is a 15 MINUTE grace period then additional fees are incurred. Additional hours used (past a 15 minute grace period) will be charged at same rate used all day. OVERTIME FEES (for OVER 12 HOURS) will be charged at TIME AND A HALF. After the 15 minute grace period, the hourly rate will apply. ANIMALS Please ask. No animals allowed if not previously cleared with host. Yes! Someone brought an alligator without asking!! Take a look at the picture!! : ) NOISE Please respect my neighbors homes and act as if they were your neighbors. Please, keep all unnecessary noise to a minimum outside. BATHROOM The house has one bathroom Please provide toilet paper and paper towels for your production use. AGAIN PLEASE NOTE: Productions with over 20 cast and crew members must provide portable restrooms. DAMAGES I understand accidents happen, so please be communicative with me, immediately, if something gets broken or damaged. Any plants or grass that is destroyed must be replaced. A walk-through (with pictures) is required before and after all bookings. Not responsible for lost or stolen items. FOOD & DRINK Food and drink permitted outdoors (unless scripted on set) OR on the tile floor in the dining room. Please discuss with host where to set up craft services. Please no drugs use or alcohol consumption at this location. PARKING 5 cars may be parked outside the residence. Unrestricted street parking is abundant but too many cars creates unwanted attention. We can direct you to lots of cast and crew parking on adjacent streets. There is LOADS of space for large vehicles - be sure to have permits. Please be conscientious about noise near parked vehicles. CLEAN UP All trash must be removed from the premises prior to the end of your booking. Please leave everything as you found it - -clean and tidy. RECYCLING We strive to be green. You are welcome to recycle plastic bottles and cans in the large blue recycle bins next to the garage. NOT INCLUDED IN RENTAL FEE Props unless previously discussed with host Linens, Dishes and Cutlery - sheets, towel, pillows, napkins, paper towels, toilet paper, etc. Lifeguard for more than 6 people in the pool at once. Use of pool must be disclosed to the host prior to day of shoot. Pool may not be used without appropriate safety measures and actions. Absolutely no diving or other unsafe maneuvers.
