Please note: The house is a home to 2 cats. The cats are put away during filming and do not interfere, but please consider this if you have severe allergies. Please inquire with specifics of your production and a little bit about what you will be doing. We are open to discussing requests larger and smaller than our set parameters. This unique space is a home in the Beachwood Canyon area. Our home is a 2000 square foot house with a bedroom and den/office, living, dining and more available for photo shoots, filming, small approved outdoor or indoor gatherings. The yard and home are 100% fenced, making it a compound. Load in is very easy at our place. The living room / dining room is large and spacious and full of new high end furniture and original art. The art in the living room and some other rooms is done by artists we know and can be cleared for free use in some cases. The larger separate dining area seats 12+ at a french antique farm table! The room has an amazing long modern chic credenza and the art can be moved around. The table can be set for productions for an extra cost as well as flowers done if needed. The small dining area is the circular table with 4 chairs, the art in the room is also original. The guest bedroom is still getting updated but photos show the latest with two post modern lamps, cozy neutrals and a mix of modern and traditional flavors. Art can be moved. Room can be jazzed up and styled for your needs just needs to be put back how it was found. The home office is a spectacular custom designed room with built in record shelves, wall paper, a modern leather daybed, cool modern lighting and a custom white oak desks with Herman Miller Aeron chairs. Art can be moved. *****Kitchen and bathrooms: Can be used but kitchen and bathrooms not updated in the current style of house. Can send photos but if you are looking specifically for a modern kitchen shoot this is prob not it. The yard is rustic with a California native garden and a pool as well as multiple seating areas that include a sectional, a picnic table and loungers (loungers are new photos are not updated yet). The yard is many spaces - the lush native garden side of yard has a 4-6 person sitting area in the front of the house (gated, private). we have a heat lamp that can be moved. The pool is not heated so any pool requests need to be high summer otherwise it’s cold. We do not want pool parties but open to use of it for some situations and for shooting. It's fine to go in at your own risk and tolerance. Models can freeze right? The outdoor pool and patio areas are ideal for all photo shoots, film/ video shoots, meetings, yoga sessions, workshops, and more. Located in the heart of Hollywood, the location is easily accessible from the 5 and the 101 freeways and offers street parking. Conveniently located close to other potential shooting venues such as Griffith Park, local trendy bars, and restaurants, etc. HOURLY RATE: Hourly rate is based on a total number of people and will be calculated on the site at inquiry time. If our rates are slightly above your threshold you can tell us about your shoot and why you would need a better rate (small crew, light footprint, repeat bookings and we can adjust if we agree. MINIMUM DAILY SHOOT FEE (4 HOURS): $600 plus a $75 cleaning fee and any other additional applicable fees. OVERTIME: Overtime is charged at 1.5 x your hourly rate past 10 hours. CANCELLATION POLICY: Please review ours/Peerspace's cancellation policy below before booking. We do not accept cancellations once a booking is confirmed. AREAS OF USE: You will be able to shoot anywhere on the outdoor patio areas of the property, and designated, agreed-upon indoor spaces. Hair/ Make Up and Styling can be done inside a bedroom or the office or even outside on a nice day. SITE VISITS/ RECENT PICTURES: As we are constantly looking to improve the location, pictures shown may not reflect the most up to date improvements and changes. Site visits (virtual or in person) for larger productions are accommodated but not for small shoots as it's time consuming. STYLIST/ SET DESIGNERS: For added convenience, if possible, and/ or if the space is not booked, Stylists/ Set Designers may drop off items the day prior to the scheduled shoot day. However, please note that we are not to be held liable/responsible for any damages/ theft/ other of any items left overnight. Inquire with owner/ Site Rep. ahead of time as to possibility and appropriate delivery window. PREP DAYS: Prep days may be charged at half your shoots day rate, and is dependent on availability, scope of work, time needed, owner/site rep. availability, and determined on a case by case basis.
