**Film & Photography Location 433 SQFT – Minutes from Vauxhall Station** A versatile space available for film productions, photography shoots, interviews, content creation, and other professional creative projects. Conveniently located just a few minutes' walk from Vauxhall Station. **Please note:** This is a location-only hire. No lighting, cameras, audio equipment, props, furniture, production support, or technical services are provided. All production teams must bring their own equipment. ### Booking Information * Minimum booking: **3 hours** * Maximum occupancy: **10 people** * The space must be left clean and in the same condition as found. * Renters are responsible for all crew members, guests, and equipment brought onto the premises. ### Areas Included Only the areas shown in the listing photographs are included in the booking and may be used for filming, photography, and production activities. No other rooms, offices, storage areas, or parts of the building are available for access or use. Please note: * There is **no kitchen access**. * A **bathroom is available** for guests to use. * Common areas, corridors, entrances, stairwells, and other parts of the building are not included in the hire and must not be used for filming, photography, equipment storage, or crew gatherings. ### House Rules **1. Respect Other Tenants** The building is occupied by other tenants and businesses. All guests must be respectful, professional, and considerate at all times. **2. No Loud Noise or Music** This is not a music studio, rehearsal space, or event venue. Loud music, amplified sound, shouting, singing, or excessive noise is strictly prohibited. **3. Stay Within the Rented Space** All activities must remain within the space shown in the listing photographs. Corridors and common areas must remain clear at all times. **4. No Interaction with Neighbours or Other Tenants** Guests are requested not to approach, question, interview, photograph, film, or engage in conversations with neighbouring tenants or other building occupants. The purpose of the booking is solely to use the rented space for your production and then depart once your booking has ended. **5. Professional Conduct** Any behaviour that disturbs, inconveniences, or causes complaints from neighbouring tenants may result in the production being stopped immediately without refund. **6. Equipment** All equipment must be supplied by the production team and operated safely. The venue owner accepts no responsibility for loss, damage, or theft of equipment. **7. **Sound & Filming Notice** While the space is suitable for filming, it is located within an occupied building and is not a soundproof studio. As with most real-world filming locations, occasional background noise from neighbouring tenants, building activity, or the surrounding area may occur. That said, the space has been used successfully for film and photography productions for over a year, and we have not experienced any significant issues affecting shoots. Most productions find the environment suitable for interviews, content creation, photography, and general filming. If your project requires complete silence or professional soundproofing, we recommend making appropriate arrangements and bringing suitable audio equipment. ### Before Booking Please review all photographs carefully to ensure the space meets your production requirements. You can add the following section to your listing: ### Additional House Rules **No Smoking** Smoking, vaping, or the use of any tobacco products is strictly prohibited anywhere within the building. **No Food** Food is not permitted within the studio space. Bottled water and non-alcoholic drinks may be consumed responsibly. **Clean-Up Requirement** Guests are expected to leave the studio in the same clean and tidy condition in which it was found. All equipment, props, rubbish, and personal belongings must be removed at the end of the booking. **Cleaning Charges** If the studio is left excessively dirty, untidy, or requires additional cleaning beyond normal use, a cleaning fee will be charged to cover the cost of returning the space to its original condition. **Respect the Space** Please treat the studio, building, and surrounding areas with care and respect throughout your booking. **Damages & Liability** Guests are responsible for any damage caused to the studio, building, furniture, fixtures, fittings, or equipment during their booking. Any damage, breakage, loss, or excessive wear and tear beyond normal use must be reported immediately. The renter agrees to cover the full cost of repair, replacement, or restoration of any damaged property resulting from their use of the space, including the actions of their crew, contractors, talent, guests, or visitors. The venue owner reserves the right to recover reasonable costs associated with repairing damage and restoring the property to its original condition.
