There’s no parking inside the walking plaza in front of our space, but you can load and unload in front of our door and then park elsewhere. It would be best if we can email you driving direction on how to load/unload in front of our street-level door and also a parking map. There are 4 parking lots within our block and paid weekday and free weekend street parkings. We’re also just a few feet away from BART and all the public transit, in case you didn’t know :) Our rental time is entry to exit time, including cleanup/setup, please plan accordingly. We'd greatly appreciate it!

We have street-facing big windows that we use blackout to block out all natural lights for productions, since we do include photo/video lighting equipment for productions.

We’re on ground level facing the walking plaza and there’s general noise from street. However, noise level is not high and we have a lot of video productions in the space also.

Ground Floor

We have a lot of outlets everywhere in the space.

Nothing illegal on premises. No fog machines, glitter, or confetti allowed. No smoking, drugs, pornography or acts of sex allowed on premises. No alcohol without prior consent. And if you break it, you buy it. Please, take care of our photo/video equipment as it if it is your own; we have professional grade equipment available to our guests and expect our guests to be comfortable and competent using it properly. Every client who books our space is responsible for any damages that may occur. If you are not comfortable with using our equipment and being liable for any damages, then you are welcome to bring and use your own equipment. Or, if you'd like to learn how to use our equipment, we suggest hiring our Studio Assistant who can stay with you during the rental and show you how to use our equipment properly. This can be invaluable if you want to rent and use our space on a regular basis. Studio Assistants are $100/hr extra. Used or dirtied background seamless paper is $4/ft unless you’re using our photo/video services also. We also have many add-on amenities such as TV rental for $35/day and other items, please feel free to inquire even if you aren’t sure if we have it. When gauging time management of your production, it's generally safe to allow yourself and your crew 15 - 30 minutes for setup and breakdown. We will not open the door 10-15 minutes early to let you set up unless you ask us prior and/or book the extra time. Our studio assistant will help out for about 10 minutes to set up one or two photo or video lights if they are needed, and they will show you the Air-Conditioning, lights, Wifi, and music, and go over the safety features of our studio, like where the first aid kit is (always good to be safe). If you need our Studio Assistant to stay longer, then there will be an added charge for their help. With few exceptions, we offer a 10 minute grace period to clients, but after that grace we will need to charge for extra time in 30-minute increments Covid-19 liability release: Any renter must understand, and agree, that by entering the agreed upon premise space, all parties adhere to all booking rules, policies, and guidelines, including social distancing guidelines and personal hygiene practices, to the best of their ability; and that failure to follow these rules, policies, and guidelines may result in their removal from the premise. They also waive and release Studio-FAB from any and all claims, causes of action, allegations, or assertions that may arise relating to infection of any person by COVID-19 that occurs, or is alleged to occur, as a result of entering our premises and booking agreement. Furnitures and decorations can be removed and needed to be put back as they were before the rental. They, however, cannot be taken out of our premise.
