Inside you'll find a 1,400 sqft bi-level ground floor unit with bedroom loft that offers a refined industrial, modern aesthetic. Enjoy immense natural light, expansive living room with TV, charming dining area, customizable 18ft chalkboard wall, breakfast bar, second living area, 2 full bathrooms, bedroom loft, marble flooring on the first floor, concrete on the second floor, exposed brick throughout, vast 11' windows that face Southeast, 18' ceilings, refinished original wood & crown molding. The unit also includes a swinging garage-style back door that opens up to a private, gated alley convenient for loading/unloading production equipment PERFECT for production crews. PLEASE NOTE: Posted price per hour is for a crew of 15 people max including crew & talent. Larger productions are welcome & subject to higher rates. All booking start & end times are inclusive of setup & tear down time, so please include that when booking your reservation. If you’re interested in multi-day, note that an additional fee may be charged for overnight displacement. FILMING, PHOTO & PRODUCTION-- Please include the following: *Total number of crew & talent *Desired date(s) & if flexible *Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down *Equipment & lighting specs SCOUTING-- We're happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability and will not accommodated during other guests' reservations/productions OVERTIME-- If you go over your booking time, you will be charged time & 1/2. We're happy to offer a 20-min grace period for load-out, but do not allow early arrivals. PARKING-- We recommend parking at a meter on Spring St. (available 9AM-4PM M-F) or Joe's Parking, which is a flat $12 daily rate and is located directly across the street from our building. If you need to load large or heavy equipment, please contact us via message, and we’ll be happy to explain the simple and convenient loading instructions. ALLEY ACCESS-- Parking in the alley is strictly prohibited and will result in towing, citation and removal from the property unless otherwise permitted by the building management office. If you are interested in staging lighting or shooting in the alley, there will be an additional fee required by our building management office. NO SMOKING-- This building is a 100% SMOKE-FREE ZONE, including both private and communal areas and the unit itself. NOISE -- We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 PM to 7 AM. DAMAGE -- Accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. We cannot be responsible for lost or stolen items. ILLEGAL SUBSTANCES -- The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation.
Honestly, the most amazing space! Very spacious. So many different looks. Not booking here would be a mistake. Ashley was an amazing and very accommodating host! I couldn't have had a better experience. Thank you!!!!
Great space, great atmosphere and amazing natural light. The host was very friendly and great to talk to. It is the best space in LA as far as we know. We recommend it very much.

Ashley was very quick to respond to all questions/inquiries, arranged for a location scout prior to booking, and was wonderful during load in and load out on the day of our shoot. The location itself is so perfect. It's on the ground floor and the back door/garage opens into the alley for very convenient load in/out. The decor is mostly generic and doesn't need to be replaced or cleared to film, and the colors used to decorate read so beautifully on camera. We couldn't have hoped for a more perfect location for our main character's apartment in our scripted shoot!
