No more than 12 people allowed in space (exceptions for immediate family) Hand washing + general hygiene No one with fever, cough, or other related symptoms will enter the building! *Building is cleaned and sanitized daily. This adorable plant-filled "loft" has south-facing windows which floods the space with light all year round! You are welcome to bring props & decor if you would like. White floors, exposed brick & white walls make it an open space with lots of possibilities! Ideal for portraits, corporate headshots, commercial or styled shoots, video, and other small productions. SPACE FEATURES 664 ft² studio space White floors, exposed brick South facing natural light Props: couch, table & chair for makeup artist, stools, double size bed, plants, etc.! Freight elevator Easy load-in, load-out All furniture & “props” shown are available for use and included in rental. A taller table with chair makes a great work station for makeup and hair. A bed double size bed is provided, bedding is included but due to sanitary reasons, you may wish to bring sheets with you for your rental. More of a studio feel? Just bring what you like! We have provided some seamless rolls, and a backdrop holder for your use! Any studio lighting would need to be brought with you as none is provided at this time. We do have a freight elevator that is accessible from the street level and makes unloading and loading very easy! ATTENTION: Please be aware that your set up and clean up MUST be done within your booking period. As soon as your booking period ends we may have a booking starting right after. Please be considerate and leave on time. Before you leave it is your responsibility to make sure that all furniture is placed in its original location. Please note, this is an old building. It is also a shared building space. The studio is located on the 3rd floor, this is a walk up unit. Freight elevator can only be accessed from inside the building on the 2nd floor. SECURITY: There is a camera for entry and doorway only. No camera directed in shooting spaces. Records in 10 second clips, deleted after 24 hours. This is for the security of space only. VIDEO PRODUCTIONS: There are tenants below and above. The windows are not soundproof. Street noise can be heard. Please book with the understanding that you may experience background noise. LOCATION: The studio is located in Pioneer Square near Jackson Street Station. Please message me with any questions, I am happy to help make your time in the studio a success!!

HOUSE RULES // Booking and paying for studio rental is proof of agreement to the following terms. You agree to comply and make all guests and or representatives responsible as well. 1. Agree to leave The Studio and surrounding property in the same condition as when you arrived. Booking instructions (sent prior to rental) must be followed, photos sent as instructed. Failure to do so will result in additional fees. 2. Please have your own liability insurance. 3. We're not responsible for the personal property of renters or guests used during and anything left after reservation. 4. Cleaning fee does not cover general cleaning up after your shoot. This is your responsibility. This includes returning furniture to its original location, removing ALL of the garbage and taking with you, sweeping up excess dirt/debris and wiping up any spills that took place while you were there. 5) You are liable for all equipment and furniture on premises. Any and all equipment that is damaged or broken will be replaced at 1.5 x's the retail price. PLEASE use caution. Do not stand on chairs, sofa or tables. 6) Our studio is a non-smoking environment. No smoking inside of the studio at anytime. 7) Use of open flames (eg. candles, oil lamps) and/or pyrotechnics are strictly prohibited in the studio. 8) Please be courteous to other residents of the building, no large groups coming and going, no loud music. All activities other than load and unload must remain in studio. Absolutely nothing can be stored or set up in hallway or common areas. 9) No Pets 10) $100 lost key fee 11) Studio is for video/photography production only. No Events of any kind are allowed in space. 12) Boudoir sessions are fine, but full nudity is not allowed. USE OF THE STUDIO AT YOUR OWN RISK // A) You hereby waive your right to seek legal redress for mishaps, accidents, and losses while on our premises. You agree to release the host, its owners, agents, employees, affiliated independent contractors, or any other related personnel, the company and any of its subsidiaries of any and all liability for any and all accidents or injuries whether physical or mental, while in participation of, working and/or shooting in the studios, or any other activity in conjunction with this space, or situations that you encounter while renting the studio space. B) You waive the studio and all leaseholders of any liabilities arising out of the use of the studio. The host or any of all leaseholders will not be held liable for any injuries, accidents, loss or damage that occurs in the studio or on the premises. C) It is your responsibility as the renter to carry liability insurances. The studio will ONLY be liable for the amount of rental fee if your shoot is delayed or canceled as a result of a situation that arises within the studio making the facilities/building unusable. D) The studio expressly prohibits any illegal activity on its premises during the course of any rental. You agree to be solely responsible for the conduct and welfare of all persons accompanying your while on our premises. Please use caution when opening any windows. NO person is allowed to sit near an open window. E) You agree to allow a the studio representative to be present during rental period (if needed)
