RENTAL TIME. The booking must include set up and take down times. Please consider your set up and clean up need when selecting booking times. SPACE CONDITION. Thank you for leaving the space in the exact same condition as when you arrived, placing all the items and furniture including books in the bookcase where they belong originally. - This is a managed space. A site manager will be on the premises at all times to assist with any of your needs and answer any questions. - Unfortunately we do not permit any nails, screws, staples, tape or gummed backed materials that leave traces to attach or affix anything to the walls, floors or furniture. - No glitter, confetti, sparklers, paint are allowed without prior permission of the host and comprehensive clean up arrangement. - No candlers, incense or fire hazard items of any kind are allowed on site without prior permission of the host. Absolutely no smoking in or directly outside the space. - The space is located in the residential building so please be mindful of your and your guest's noise. Absolutely no noise is permitted after 11pm. - Thank you for separating garbage into waste and recycling (paper and plastic separately). INSURANCE. Event insurance is required. Many guests found eventhelper.com to be a good resource. Please list MALOVATO LLC as an additional insured. RATES. This listing is for Off-sites ONLY. If you would like to use the space for Production, it is available at $60/hour. Listing rates include full use of the room, shared access to bathroom and kitchen and a light shared use of a waiting area for waiting only. For your convenience, we have the following amenities available at and additional rate. Lighting station outside the room - $15/hour Equipment storage station outside the room - $20/hour Make up station outside the room - $25/hour Snack/breakfast/lunch station outside the room - $25 - $35/hour Filming outside the room - hourly rates vary depending on location, please inquire Groups that are larger than the listing room capacity are permitted for an additional fee of $5/person per hour Artwork may only appear in the background and with prior consent. If you would like to feature any artwork prominently that is possible but needs to be discussed, you will need an artist release and additional fees might apply. PERMITS. Guests shall obtain and maintain any necessary permits, licenses, or other forms of permission necessary to use the Space according to the permitted uses set forth in a lawful manner. Guests shall not use the Space in any manner that would violate any established local, state, or federal laws. INDEMNIFICATION. Guest hereby indemnifies and holds harmless Owners from any damages, actions, suits, claims, or other costs (including reasonable attorneys’ fees) arising out of or in connection with any damage to any property or any injury caused to any person (including death) caused by Guest’s use of the Space, including any acts or omissions on the part of Guest its employees, officers, directors, independent contractors, or other agents. Guest shall notify Host of any damage or injury of which it has knowledge in, to, or near the Space, regardless of the cause of such damage or injury.
