Please read detailed "RATE SCHEDULE" (below) before inquiring. - we have a minimum shoot rate of $1150 ($500 for last minute booking of 3 or less people) - we charge based on the number of people - $150/hour is our base rate for 4 people - shoots of 10+ people have discounts but must get film permits - no low budget music videos THE VILLA: Magnificent and historic Old Hollywood Estate with an Italian Villa aesthetic in the Los Feliz Hills. Guest House is a nightly ($395/night) rental for those of you coming in from out of town. Guest House was named LA Weekly’s “The Best Place to Pretend You're a Celebrity for a Day” in Los Angeles. "Historic Old Hollywood Tuscan Villa" can be used as a hotel, restaurant, cafe or mansion for purposes of filming. Home of English film director James Whale during the making of his four classic films: Frankenstein (1931), The Old Dark House (1932), The Invisible Man (1933) and Bride of Frankenstein (1935). Director Whale was the subject of the 1998 Academy Award winning film 'Gods and Monsters". A 200 year line of English literary, theater and film history runs through "Historic Old Hollywood Tuscan Villa". The classic and definitive monster/horror film of all time, director James Whale's Frankenstein (1931), the screen version of Mary Shelley's Gothic 1818 nightmarish novel of the same name was made while director Whale was living at the Villa. Shelley wrote Frankenstein in 1818 at the age of 21. The idea of the legendary novel was conceived of when she was only 18 years old and in the company of friends and major English literary figures Percy Shelley (her later husband), Lord Byron and John Polidori (credited by some as the creator of the vampire genre of fantasy fiction). Director James Whale's revolutionary film interpretation of Shelley's Frankenstein, arguably the most iconic horror film in history, was followed by his own "Bride of Frankenstein", one of the few sequels to a great film which is considered even better than the original film on which it is based. Both films were conceived of and made by Whale while living at the Villa. The dreamy 1998 film "Gods and Monsters", based on a novel originally titled "Father of Frankenstein", is a daring biographical interpretation of the inner life and imaginings of Whale at the end of his life. English actor Sir Ian Mckellan as James Whale, circa 1957, in vivid dream sequences, recounts haunting memories of various events in his life including an entertaining account of his glamorous life in Hollywood during the 1930's and reconstructions of the filming of Bride of Frankenstein. Both McKellan and Lynn Redgrave, of the English acting dynasty, received Oscar nominations for their work on the film. Whale disliked being identified with horror films only. His personal favorite film Remember Last Night (1935), "a tale of bright young things drinking and partying fast enough to keep despair at bay" is a reminder that Whale belonged to the same "Lost Generation" of artists formed by World War I who produced works of art with a similar theme such as Ernest Hemingway's The Sun Also Rises and F. Scott Fitzgerald's The Great Gatsby. James Whale retired from making films in 1941. Historic Old Hollywood Tuscan Villa, located on a hilltop at the edge of 4300 acre Griffith Park with views of city, ocean, mountains and the Griffith Observatory was designed by noted architect Henry Harwood Hewitt in 1925. Extensive lush gardens with both tropical and Italian influences. Terraces on three levels for dramatic filming effects. Location for many film and photography shoots. RATE SCHEDULE: HOURLY RATE: Hourly Rate based on total number of people. MINIMUM SHOOT FEE: $1150 Exception: $500 for photography and $650 for filming If you are 3 or less people AND you book less than 72 hours before your shoot. (no insurance required) CALCULATE HOURLY RATE: Base Hourly Rate is $150/hour for up to 4 people. Each additional person is an added $25/hour. HOURLY RATE: Hourly Rate is $150/hour for 4 total people Hourly Rate is $175/hour for 5 total people Hourly Rate is $200/hour for 6 total people Hourly Rate is $225/hour for 7 total people Hourly Rate is $250/hour for 8 total people Hourly Rate is $275/hour for 9 total people Hourly Rate is $300/hour for 10 total people Hourly Rate is $325/hour for 11 total people Hourly Rate is $350/hour for 12 total people Hourly Rate is $375/hour for 13 total people Hourly Rate is $400/hour for 14 total people Hourly Rate is $425/hour for 15 total people Hourly Rate is $450/hour for 16 total people Hourly Rate is $475/hour for 17 total people ... etc. etc. DAY RATES: (shoots of 6+ hours AND 10 or more people) - calculate by multiplying "HOURLY RATE" (above) x applicable decimal number (below) x number of hours. 6 - 7 hours: Hourly Rate (see above) x .83 8 - 9 hours: Hourly Rate (see above) x .77 10 - 11 hours: Hourly Rate (see above) x .72 12+ hours: Hourly Rate (see above) x .66 Examples: 10 person shoot for 6 hours is $300/hr x .83 x 6 hours = $1494 12 person shoot for 8 hours is $350/hr x .77 x 8 hours = $2156 12 person shoot for 10 hours is $350/hr x .71 x 10 hours = $2485 15 person shoot for 12 hours is $425/hr x .66 x 12 hours = $3366 * we require proof of a film permit for shoots of 10 or more people. OVERTIME: Overtime rate is 1.5 x your prorated hourly rate. INSURANCE: We require that you add us as additionally insured on your insurance policy OR buy a one day policy. Cost is $104 for one day photo shoot insurance. EXTRA CAST/CREW CHARGES: Extra, undeclared people on shoot day are charged at 1.5 x your prorated per person rate, therefore be accurate in your initial booking request. In the case of excess people we reserve the right to photograph/video the shoot as necessary for documentation purposes as required by PeerSpace. WEDDING/ENGAGEMENT SHOOTS: Price is $1150 for three (3) hours. (up to 6 total people) We do not rent for wedding shoots of 6 or more total people. SITE REP: For smaller shoots, the owner will act as site rep. Larger shoots will be required to pay a site rep. fee of $300 - $350. This is determined on a case by case basis. B - ROLL - $150 - $350 POSSIBLE ADDED "AIRBNB" GUEST HOUSE FEE: We rent out our Guest House nightly (AIRBNB). You may be subject to an added charge of between $55 - $85/hour or between $275 - $395/day if your shoot falls on a reserved time/date for our Guest House rental. (no added fee for hours shooting INTERIOR on productions of less than 10 people) AREAS OF FILMING: You will be able to shoot anywhere on the outdoor areas of the estate, inside the guest house (if it is unoccupied) and the interior of the main house. There are several beautiful outdoor covered areas in case of rain. Hair and makeup can be done in the main house. SITE VISITS: If you would like to schedule a site visit, we do showings on weekday mornings or evenings. Please let us know what works for you. Historic Old Hollywood Tuscan Villa is located in a quiet residential neighborhood. When outside in the garden and street we ask that guests please be sensitive to and respect the neighbors by not shouting, playing music or loitering in the street. Inside the house you can make as much noise as you want. PRODUCTION COORDINATOR: We ask for a single point of contact for the production on the shoot day. Please inform us who will serve as the Production Coordinator and provide us her/his contact information. The Production Co-ordinator must read and understand our House Rules. The Production Co-ordinator must be the first person to arrive at the property and the last one to leave. Her/his primary job is to keep everyone from the production out of the street so that our neighbors are not disturbed in any way. Her/his secondary job is to make sure that the production follows our parking rules and that any vehicles are parked on the uphill side of the property (past our garbage can area) and that load in and load out is as smooth as humanly possible. Lastly, we ask that when shooting EXTERIOR she/he keep the noise level down on the production. We are in a residential neighborhood and we must respect the right of our neighbors to their own domestic tranquility. INSURANCE REQUIRED: The Guest/Renter will need to submit a General Liability Insurance Certificate showing owners name and the property address as additionally insured certificate holder (contact us for more details.) Also, please be sure to include proof of Workers Comp. insurance. Many times it is a separate policy. If you don't have Workers Comp. insurance you will need to sign a waiver upon arrival. If you are a small production and don't have insurance please let us know and we will find a work around. FILM/PHOTO PERMITS: It is the responsibility of the Production to determine if they need a filming/photography permit from Film L.A. The Old Hollywood Tuscan Villa is in no way liable for any penalties that the production may incur due to their failure to secure a permit. We require proof of a film permit for shoots of 10 or more people. NOISE: When outside, please be sensitive to and respect our neighbors and refrain from playing loud music or shouting. For music videos we require lip sync to playback from a cell phone. PARKING: Production is permitted to park a maximum of 2 total cars on Dundee Drive. We must be notified in advance if you would like to park anything larger than a van. Grip trucks cannot remain parked on our street without a Film Permit. Any vehicles parked here must park on the uphill side of the property (past our garbage can area). We do not have a driveway as the property is up 40 steps from the street. There is a $150 charge per each additional vehicle parked on Dundee Drive beyond the allowable two (2) total vehicles. If you have a permit, Film L. A. permit parking requirements SUPERSEDE our parking requirements. Beyond the two (2) allowable vehicles, you MUST carpool or shuttle to the property. Excess cars must park at a remote location and THEN come to the property. Please DO NOT have excess cars meet at the property to then go to the offsite parking. This defeats the whole purpose of our parking rules. (inquire if you require an exception to this rule) If you ignore the parking rules and create a TRAFFIC JAM on this tiny, narrow street (which may damage relationships with our neighbors) there will be a $500 FINE added to your shoot fee. We recommend to NOT GIVE THE LOCATION ADDRESS to people who will be shuttled to the property. The best and easiest solution to all parking compliance is having cast/crew take UBER. WHERE TO PARK: Both (2) vehicles shall park on the street, ON THE UPHILL SIDE OF THE PROPERTY, PAST OUR GARBAGE CAN AREA. There are street signs indicating this. We have no driveway. No loitering in the street please. Please inform everyone who is driving cars to the property of these strict parking rules. The area past our garbage cans is an empty part of the street with no houses. If you have a permit, Film L. A. permit parking requirements SUPERSEDE our parking requirements. PARKING LOGISTICS: Please do not park on another part of Dundee Drive and then walk up/down the street to the property. That is the WORST possible choice as you will potentially disturb/call attention to all the neighbors on the street rather than just the immediate neighbors. CARPOOLING AND SHUTTLE LOGISTICS: If you are carpooling, you must meet at a remote location and THEN come to the property. Please DO NOT meet at the property and then shuttle excess cars away off Dundee Drive. The Greek Theater has public parking lots and is 1.3 miles from the property. You can park and take Uber from the Greek Theater. If you choose to park at the Greek Theater please be sure there is no concert on your shoot day. We have several free parking options that we will provide you. LOADING IN: We have no driveway. For loading and unloading, please temporarily park your vehicle(s) at the front gate of the property, close to the curb so cars can pass. Quickly unload your gear inside the gate or to the terrace above the garage. After unloading all your gear onto the property, please park your vehicle(s) anywhere in the designated street parking area anywhere from 10' - 100' past the front gate (there are signs) OR to your remote parking location. Please park farther up the street if necessary. Then return to the front gate, enter the property, CLOSE THE GATE. You can then load-in, at your leisure, up the 40 total steps up to to the property. (20 steps to the terrace above the garage and then 20 more steps) The terrace above the garage is a good staging area for your gear. * it’s better if everyone doesn’t arrive at the exact same time. Slight 5 minute intervals are better. We ask that the cast and crew who are not part of the load-in, please not loiter in the street but instead quietly enter the property and proceed straight to the main house interior. NO LOITERING IN THE STREET. NO EARLY ARRIVAL: Please do not arrive early and hang out in the street until the shoot time. If you are early, please park on some other nearby street until shoot time. Dundee Drive is a very small street in a quiet residential neighborhood. If your crew or talent arrive early, the production will be subject to overtime charges. DEPARTURE: The shoot is over when the tail lights of the production vehicles can be seen leaving. Please give yourselves enough time to load out. Please do not load everything into the street to beat the clock only to continue loading your parked vehicles in the street. This is a quiet residential neighborhood. We respectfully cannot have film crew loitering in the street. SHUTTLES/UBER/TAXIS: If you are departing by shuttle, Uber or taxi, please wait on the property and not in the street for your taxi to arrive. OVERTIME: Overtime rate is 1.5 x your prorated hourly rate therefore please try to be accurate in your initial booking request. Overtime is calculated in minimum 1/2 hour increments. EXTRA CAST/CREW CHARGES: Extra, undeclared people on shoot day are charged at 1.5 x your per person rate, therefore be accurate in your initial booking request. REFUNDABLE DAMAGE DEPOSIT: Depending on the size of the shoot there may be a refundable security deposit. The amount of the deposit is proportional to the size of the shoot. SITE REP: For smaller shoots, the owner will act as site rep. Larger shoots will be required to pay a site rep. fee of $300 - $450. This is determined on a case by case basis. GUEST HOUSE: If you want to use the guest house (if it’s unoccupied) for anything more than filming/photography there is an $120 cleaning fee. We rent it by the night ($395/night) and it must be clean. You may use the main house bathroom and dining room for wardrobe, hair and makeup with no cleaning fee. If you book a photo shoot and coming in from out of town, we can usually waive our 3 night minimum stay requirement for the guest house overnight rental. DRONES: No drones are permitted. CHILDREN: Property must be alerted to any children. Children must either have a babysitter or be supervised by their legal guardian. CATERING: We prefer that smaller shoots of less than 20 people set up catering in the kitchen. For larger shoots, the front lawn, north lawn and lawn next to the pool are good places for setting up catering. SHOOT DATES: Weekdays. We rarely rent for the weekend. ADDITIONAL RULES AND DAY-OF PROCEDURES: GENERATOR: If Production feels they will need a generator it must be cleared with the property. BATHROOM: The designated bathroom is on the ground floor of the main house. BEDS AND BEDDING: If you plan on using any beds for your shoot, you must bring your own bedding. CLEANING FEE: Guests must leave premises clean, or a reasonable cleaning fee applies. WALK THROUGH: A walk through will take place before and after filming is completed with representatives of the guest and Host or On-Site Rep to determine if any loss or damage has occurred as a result of the production. The guest will be permitted to photograph and/or film the premises during such walk through. The guest will have the first opportunity to repair such damages itself or to engage licensed contractors to complete such repairs, if any. EXCESS CAST/CREW CHARGES (detailed explanation): Additional Shoot Day Crew/Talent: For every additional person on location on the SHOOT DAY beyond the contracted total, there is a charge of $37.50/hour. This is for shoots of less than 10 people. If you are getting a discounted Day rate, multiply the $37.50/hour charge by your percentage discount. For example, if you are shooting a 10 hour day and paying 70% of the Hourly Rate then multiply $37.50 times 70% for an excess cast/crew charge hourly charge of $26.25/hour. MISCELLANEOUS: If you do decide to book, we ask that everyone please: - pay no attention to the parking signs stating “No Parking on Fire Days" Fire Days are rare. We will let you know if your date is a "Fire Day". - Guests agree to not use the interior of the Guest House for anything other than photography. No use of the bathroom or sinks or kitchen. The Guest House must be left clean as found. - Producer shall require that all crew/cast/subcontractors obey the reasonable directions of the location site representatives as relates to protection of the property and failure to do so shall be a breach of this agreement. - Owner reserves the right to republish any photos or video from the shoot found on the internet on the space's website(s).

Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price.
