This is a Modern Small House. With a footprint of just 450 square feet, this little residence embodies swankiness with spatial and energy efficiency. A mezzanine-level office space looks down over the kitchen/living/dining room to the west, which utilizes a bifold door to maximize the opening to the patio, endless lap pool with Boulder open space beyond. The home sits on a ¾ acre lot within the city limits and has over 100 trees, shrubs and grasses, providing privacy and zen-space. The owner's are active and prefer to spend their time outdoors so quality over quantity drove the decisions around the interior of the 'tiny house'. This unique house contains a fully-equipped kitchen, ¾ bath, loft-office, small bedroom with king size bed, and a subgrade storage area as well as detached carport. The house seamlessly fuses indoor and outdoor space to make the living area feel expansive. *Please note that a couple photos show the bed located in the loft. The space has since been rearranged and the bed is now on the main level with the office upstairs.
HOUSE RULES: >The Tiny House is smoke free. Allergen conscious owners. We are not 420 smoking friendly. Vapor is okay outside. >Pets are not allowed in the house or anywhere on the property. >Please clean and/or remove shoes as you enter. This will keep the floors dent-free. >Do not place luggage or bags on the beds or furniture, as this contributes to unwelcome pests. Unpack suitcases on floor, then stow luggage in the cellar and/or in the office. >Do not dump chemicals, oils or foreign items in the toilet or sinks (only human waste & toilet paper in the commode.) Use the trashcans for sanitary items. >Cooking grease should be disposed of inside a metal container (empty can), in the trash once it’s cooled off! >Garbage disposal switch is under the kitchen sink. Please use this disposal for cleaning, not shredding artichokes or heavy veggies. >Never use kitchen knives to cut on the plates or countertops. >Shower door should not be used to hang towels or as a crutch for entering/exiting shower stall. Weighting the door can break it. >Never force anything. Think gentle movements, rather than slamming, pulling aggressively, yanking and pounding. >Refer to the pool/spa manual for instructions on use. YOU MUST SHOWER PRIOR TO HOT TUBBING AND/OR SWIMMING and wash off your privates. The water balance is delicate and we aim to use minimal chemicals. Body oils & body fluids, and unwashed body parts will quickly pollute the balance. Please close the spa lid after use; securing at least two straps, so the wind doesn’t blow it off. Our spa-guy comes every two weeks, on Tuesdays.
