For your booking time, include time for setup, loading, and teardown. You’re welcome to cater in food/drink and bring in seating and decor, as long as you return the space to its original condition by event end time. Tea & Coffee catering available at request. Smoking & Substances: This is a non-smoking property. You are permitted to smoke outside the property. Butts are to be disposed of properly and not left anywhere on the property. Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any immoral or unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your rental and be grounds for immediate removal from the Property. Any violation of the smoking & substances policy will incur a $250.00 fee. Occupancy: 75-100 persons max Noise: we enforce a "good neighbor" policy so that any loud or live music outdoors must end by 11pm. Indoor music is permitted at any time. Pets: Trained or service pets are allowed with supervision of their owner(s). Please dispose of waste properly. Do not leave it on top of trash can. Filming: The Property shall not be used as a location for amateur or professional film/video without the prior written consent and arrangement with Owner. Film insurance is required. Any vendors must be licensed and insured and will provide proof of insurance if requested. Neighbor Complaints: Actions by Renter and/or guests that result in neighbor complaints or Police being called to the Property may result in immediate event end with no refund guaranteed. Items Left or Lost: Owner shall not be liable or responsible for personal items left behind, lost or stolen on Property. Damage: Renter agrees to keep the Property in good condition, and upon Renter's departure, the Property will be restored to good and original condition. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to Owner within two (2) hours of event start time. You acknowledge any loss and/or damage to the Property incurred by Renter will result in a charge or charges for repair and/or replacement value.
