You’re welcome to cater in food/drink and bring in seating and decor, as long as you return the space to its original condition by event end time. Tea & Coffee catering available at request.
Smoking & Substances: This is a non-smoking property. You are permitted to smoke outside the property. Butts are to be disposed of properly and not left anywhere on the property. Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any immoral or unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your rental and be grounds for immediate removal from the Property. Any violation of the smoking & substances policy will incur a $250.00 fee.
Occupancy: (Adjusted to accommodate current Covid-19 guidelines for health & safety) 40 persons max.
Noise: we enforce a "good neighbor" policy so that any loud or live music must end by 10pm. Ambient music allowed at a reasonable volume.
Pets: Trained pets are allowed with supervision of their owner(s). Please dispose of waste properly. Do not leave it on top of trash can.
Filming: The Property shall not be used as a location for amateur or professional film/video without the prior written consent and arrangement with Owner. Please see "Production" listing for filming info and rate.
Neighbor Complaints: Actions by Renter and/or guests that result in neighbor complaints or Police being called to the Property may result in immediate event end with no refund guaranteed.
Items Left or Lost: Owner shall not be liable or responsible for personal items left behind, lost or stolen on Property.
Damage: Renter agrees to keep the Property in good condition, and upon Renter's departure, the Property will be restored to good and original condition. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to Owner within two (2) hours of event start time. You acknowledge any loss and/or damage to the Property incurred by Renter will result in a charge or charges for repair and/or replacement value.

All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
About the Space
Located on the edge of the Noho Arts District, our artsy back patio venue is 1700 SF with breakout spaces which make it ideal for workshops, meetings, catered luncheons, pop-up events, parties and filming. Multiple textures and colored walls can be used for photo or film (see production listing for film and photography). We are adjacent to a residential community with ample street parking. We have hosted community events like pop-up markets, outdoor movies, and performances; others have hosted pop-up restaurants, charity poker tournaments, and more. *Event listing is for outdoor back patio rental only. Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. My fiance, now wife, rented out TeaPop for our wedding. We couldn't have asked for a better space. There was a manger on site at all times in case my coordinator had any problems or questions. Our favorite thing about the venue by far would be the patio. At night they have string lights up and it made for a beautiful reception. The inside is decorated with artwork from local artists. The patio is rustic and has many plants. It didnt take much to make this space wedding ready. They were very helpful during the planning process, as we visited the space during business hours. Would recommend for intimate events.

This patio space was great. We had a smallish baby shower and it was a charming outdoor area to host the event. Arlene was very responsive, as was Meredith on-site. Would definitely consider the space again for another event.
