There are 3 dedicated parking spaces inside the parking lot. All other cars need to park on El Dorado St. which is the street directly behind the lot. This street has ample free parking.

There is absolutely NO PORN, NO SMOKING, ALCOHOL, VAPING, or ILLEGAL DRUGS in the building. Smoking is allowed outside the building. Renter is responsible for clean up of smoking related debris (ashes, cigarettes, etc.) before leaving. The studio is NOT responsible for lost or stolen items. We do NOT allow any jumping, standing, or tossing of our furniture. For scenes that involve tossing of furniture, productions must bring their own furniture pieces. For productions that violate any of our rules or policies, we reserve the right to terminate the booking. ARRIVE AND LEAVE ON TIME • Rental starts and ends as set forth in this Agreement, however actual arrival and departure will count as actual rental time if arriving before or leaving after the agreed upon rental times. • All set-up and clean up time must take place during hours set forth in this Agreement. • There will be no refund if production wraps earlier than set forth time. BE RESPECTFUL OF OUR NEIGHBORS • Be present at all times during the rental. • Keep the production contained within the studio. • Maintain adult supervision of minors at all times. Keep minors out of parking areas. • Clean up trash or other items on premises prior to leaving. COMPLY WITH ALL LOCAL ORDINANCES AND LAWS • Secure parental permission forms for work being performed by minors. • Secure release for all talent participating on camera. • Secure any necessary permits. • Renter assumes legal and financial responsibility for any violations resulting from their production. STUDIO & EQUIPMENT SUPPLIED We agree to provide the studio in good working order but make no special guarantees as to said studios functionality or suitability to renter’s purpose. The studio is not liable for acts out of its control that affect the shoot, such as power outages, weather, acts of God, or emergencies. Renter agrees to return all equipment in the condition it was provided and to notify personnel of any damage, failure, or change in equipment provided. DAMAGE TO EQUIPMENT OR STUDIO The renter agrees to pay for any repair costs of equipment or studio that the production damages. The renter agrees to leave the studio in the condition it was found, or a $125 cleaning fee will be assessed. LIABILITY We will not be held liable for any injuries or accidents to either the renter, renter’s assistants, renter’s crew, renter’s cast, or renter’s clients that occur within or outside the studio premises. We are NOT responsible for lost or stolen items. USE OF THE STUDIO REQUIRES THE FOLLOWING IN ADVANCE • Signed Studio Rental Agreement • Payment of deposit • Certificate of General Liability Insurance (may be required)
