Please see below. **$200 RETURNABLE Deductible required / via check, Venmo or Bank quick pays 1. Trash: a. 1 (one) Black city trash bin will be available for use by Tenant. Any trash larger than available will be Tenants responsibility to remove from premises (over sized large, or any kind of slush that will need to be disposed of for environmental reasons) Sunday evening for Trash pick up on Monday am. Owner will be responsible for taking out and back in from street. 2. Drive Way must at all times have a 10’ wide Egress Clearance. Temporary Car or truck Parking permitted as long as Egress is respected. b. May use Driveway to bring materials in and out of Work Space c. If there is no parking allowed on premises for Tenant or their Guest, must park outside. 3. All Access doors to property Storage must stay clear at all times 4. Common Areas: a. Bathroom to be kept in a neatly manner, biweekly clean will be done. Toilet paper and cleaning supplies supplied by owner. Excessive use will not be permitted. Keep Toilet seat Down and have respect for all other Tenants. Tenants must notify owner if there are any Plumbing issues.k b. Kitchenette area: Sink area to be kept neat and when trash is full, to be emptied if cleaning period has passed. If Tenant and or guest used tables, they Must be cleaned and clear at all times for other Tenants use. Dishes must be washed and When dried, returned to their areas. c. Cleaning Periods: Wednesday and Sunday Nights or special request to fit schedule. d. There are bins for recyclable glass and paper only. This must be separated for use. Bins Are labeled. 5. Construction: a. During the construction phase of the rear yard, Owner to keep all areas clean and safe At all times. With 24 hour notice for items such as turning off electricity and water for no more than 2 hour time frame. Any work longer than this, Owner to provide 1 week notice. 6. Additional Space: a. If temp use of back is required, must work along side construction or other resident artist. 7. As the other areas of property are available for event/film/temp rental, Owner to provide 48 hr Notice to all tenants for such events. 8. Additional Rental Requirements: a. Additional Liability Clause: Owner not liable for Bodily Injury or Death b. Additional Insurance: Either Certificate of Insurance issued to ownder in the amount of 1,000,000.00 under your own insurance or use: www.Eventhelper.com for 1 night event. Must be completed 24 hrs after BOOKING the space. Email to obtain full name and address for COI. c. Certificate of insurance must be submitted upon BOOKING. Sample to be provided if needed 9. All areas exterior of work spaces must be kept clean and tidy. 10. Exterior areas that need temporary rental for larger projects will be rented on a daily rate pending Project. 11. Tenant understands this is a shared artist commune and total amount of people expecting to be provided for our insurance agent. 12. Tenant to give calender / schedule so that Owner may notify all other Tenants as a courtesy, 3 day notice 13. No un-authorized parties, drinking or illegal drugs or marijuana are allowed on premises. (Guest to do their research in regards to legal issues regarding 420 (marijuana) use. 14. Any Tenant that does not follow house rules and has had 3 warnings will be denied access to areas and possible eviction. **EVENT MUST HAVE AT LEAST 72 HOUR BOOKING NOTICE. 15. Rentals: a. banquet tables - 6' @$10.00 / per (total 3 available) for the day b. additional dressing - @$100/per every 10 items for the day 16. Rates per Event Size: 1 - 15 people / $110 per hour 16 - 60 people / $115 per hour 60+ people/ $125 per hour 17. Additional Rooms / Areas for rent Not shown above 18. Behind the scenes photos may be taken by Hosts for use in Peerspace and/or social media accounts. **It is Productions responsibility to obtain the proper permits if they are required. Must notify us if there will be weapons, gun fire or effects (smokers), which are allowable.
The location and hosts were fantastic! Super unique and interesting warehouse space with lots of different areas to use for whatever you need. The hosts were very helpful and accommodating all throughout the process. Would definitely book again and recommend to others.

Without question the nicest, most accommodating location hosts I have ever worked with. The location is fantastic; many different looks, gorgeous available light and moody dramatic photos and video are a snap in this unique space. I very much look forward to working here again. Ps. My client couldn't have been happier with the space! The shoot was a massive success.
