RATES 1-15 guests: $225/hour 16-25 guests: $295/hour 26-40 guests: $350/hour (40 guests max) ***Please keep number of guests at what you book the space for. For each guest present at shoot over total number of guests booked: additional $100 per hour. $125 cleaning fee Bookings include setup and cleanup time, overtime is time and a half. ***This rule is also listed under "FLOORS" section Upstairs and downstairs floors are to be covered and lined with floor mats. Padding/ tennis balls are to be on the legs of equipment. No guests are to enter and begin work on the shoot until mats are laid out and floors are properly covered. Mats are to be provided by guests. For smaller shoots of 6 guests or under, there is the option to wear booties instead (please inquired and we will discuss if this type of shoot has a low enough footprint for this) *********************************************** SPECS • Production use: video & still shoots, cooking demos. • Architecture: Two-story Tudor exterior; Modern/Contemporary, open loft-style interior • Square Footage (House: 1,500 sq. ft.) Total Property: 7,700 sq. ft. 50 crew max capacity • 2 bedrooms, 1 office: The upstairs bedroom is good for hair and makeup. 2 Bathrooms inside house available for shooting but not for use, there is a designated bathroom on the side of the garage for crew & cast. • Floating staircase, upstairs vaulted ceilings, free standing bathtub • Large front pivot window • Fireplace in living room (currently not usable, but fine for shooting) • Fire pit outside; usage with supervision. ***ACCESS For loading, vehicles can pull up the driveway. The driveway is narrow and the fireplace and kitchen window which protrude on the exterior a little bit; this should not be a problem for mid-sized cars. But drivers of ALL vehicles need to drive slowly and carefully. This applies especially to trailers, big trucks and vans; they need to be driven carefully and supervised by homeowner or site rep. There will be a site rep present during the booking. GARAGE Can shoot garage exterior, but garage interior is off limits (there are no photos of it on the listing). BATHROOM No bathroom use in home, there is a designated bathroom with its own entrance on the side of the garage designated for cast & crew of no larger than 20. Otherwise, production must provide own bathroom accommodations. PARKING Please keep the vehicles to a minimum, street sweeping is from 8am - 11am on Wednesdays and Fridays, which makes it slim pickings for everyone, neighbors included. There is also parking in the backyard and along driveway leading to the garage, if needed, but vehicles must be pulled in with supervision from host or site rep. ***FURNITURE, FLOORS, STAIRS, WINDOWS • Upstairs and downstairs floors are to be covered and lined with floor mats. Padding/ tennis balls are to be on the legs of equipment. No guests are to enter and begin work on the shoot until mats are laid out and floors are properly covered. Mats are to be provided by guests. For smaller shoots of 6 guests or under, there is the option to wear booties instead (please inquired and we will discuss if this type of shoot has a low enough footprint for this) • Artwork must be covered and lined; artwork has not been cleared. • Furniture and art can be removed with permission from the host or site rep. • Interior staircase--keep to the middle of the steps, since it is only welded in the center. • Large, pivot window in living room--extra care to open, gently pull handle up to 3 o'clock in order to open • There are 2 tables outdoor for catering use. KITCHEN The kitchen has 2 sinks and the refrigerator/freezer are all lower drawers. Open and close refrigerator & freezer drawers one at a time since they will scrape against adjacent oven door if open at the same time. The kitchen cabinets are custom made with the wood grain matching between panels, please take caution not to damage it (scratches, nicks)--restoration would be difficult. The kitchen island must stay clean; no citrus oils, liquids or vinegar are to be used on the marble top, which cause staining and rings. The stainless-steel kitchen counter is 22 feet long provides ample space otherwise. LIGHT The house is an open, loft style with large, floor-to-ceiling glass doors, so there’s a lot of natural light. For the upstairs bedroom floor, there is a skylight as well as the glass sliding doors. The downstairs bedroom has blackout curtains for the glass sliding doors. There are dimmable lights in the kitchen and upstairs bedroom. LOCATION Located in Atwater Village and within walking distance of boutiques, cafes, restaurants & Griffith Park. ***INSURANCE Guest must provide additional insurance to cover liability and property damage. OVERTIME Booking includes set up, breakdown and clean up. Tail lights & off property by booking end time or overtime is 1.5 of hourly rate. POWER 15 household outlets; 3 outdoor outlets, 220-volt power is available upon request. Use of generators is allowed and preferred. SOUND The surround area is quiet, clean dialogue can be recorded. *No music after 8pm.
• No smoking indoors; only outside. • No food or drink inside the home. • No music unless needed for shoot. • Trash must be taken out with guests at the end of booking. • Child talent allowed. Pets are allowed only for filming/photos, and are to be disclosed before booking.
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more

Everything about this experience was a production team's DREAM! Caroline was absolutely lovely to work with in every way. I sent her MANY messages as we moved through the process of scouting and booking the location and she was always quick to respond with an easy-going attitude. The property is stunning. The craftsmanship was a conversation piece and there was natural light pouring in from every room. The house rules for filming are very fair. The backyard was large enough to fit 2 cargo vans, crafty, staging for all gear, production, and video village. There was also plenty of street parking. Wow wow wow! What a truly stunning home. So much light and open space to access shots from all types of different angles. Caroline’s space was not only well kept and tidy, the trinkets that were out were so eclectic and added to every shot. She was warm and welcome upon arrival and extremely helpful while we were there. Caroline's house was beautiful, and was in a good location to shoot around Atwater as well. We had a few minor bumps on our end with talent bringing a dog, and a slight scheduling mishap, but Caroline and the awesome site rep Bill were understanding and we were able to clear it up.
