The studio gets incredible natural light all day long from a wall of oversized south-west facing windows. In the morning the light is soft and diffused. In the afternoon the light is direct and creates dramatic shadows. The natural light can also be blocked out by our blackout curtains.

No sound from the neighbors. Seldom noise from the street (when a big truck drives by). The heater and AC are loud when in use but can be turned off.

Freight Elevator, Stairs

24/7 Access freight elevator and loading dock. The freight elevator is 13’x5’ in size. The freight elevator is locked out on the 1st floor. If you have a lot of equipment, load everything onto the dock on the left side of the building and then send me a message to send down the elevator. If you have a smaller load, there is an elevator under the stairs through the front entrance which I can send down as well.

Shooting not allowed in the public areas of the building (hallways, bathrooms, stairs, etc.)

TIME MANAGEMENT: Your session (including load-in and load-out) is only for the hours that you booked. Any extra time will be added to your invoice as overtime. Overtime is billed at 1.5X the hourly rate and we round up to the half hour. It is common for another client to book a session directly after yours, so it is best to book enough hours in advance in the event that you run behind schedule with your production. Please arrive at your agreed upon start time. For productions that arrive late, we will only wait for 1 hour before closing the studio and cancelling the booking. Please don't arrive early as the studio may still be occupied or being cleaned. CYC: The cyc is painted white weekly. If you'd like a fresh coat of paint let us know in advance and we charge $50 painting fee. We provide single-use shoe covers and they are required on the cyc. If you leave dark marks on the cyc wall or floor you will be charge $50 for repair. COSMETIC DAMAGES: If you leave marks or scuffs on the studio floor/wall/furnitures you will be charged $30 for repair. Do not drag anything (furniture, props, etc.) on the studio floor as this will leave marks. SETTING UP: We do not provide production assistance or tutorials on how to setup or use the equipment. If you are unfamiliar with our equipment please let us know in advance and we can send you some tutorial links. SMOKING is not allowed. ALCOHOL is not allowed. PARKING: There is no onsite parking, street parking only. Please do not park in the lot on the side of the building it is privately owned and is not available for us to use. Cars parked in the lot will be towed by the building owner. Street parking is easy to find near the building. STORAGE: Overnight storage for props and set materials may be available for $100 minimum fee. We cannot accept packages, (Fed Ex, UPS, etc.), to be shipped to the studio as the delivery drivers may interrupt other clients during their session. CONTACT: Once you book, you will be given the address and my contact information. Make sure to save my phone number and review the instructions for arrival. Please make sure everyone from your crew has the full address and arrival instructions. CLEANING & GARBAGE DISPOSAL: You are expected to put everything back where you found it and place the trash in the trash bin. You cannot leave excessive amounts of trash, (a few bags is fine and we provide the bags). You must arrange for the removal of any large items and debris used for your shoot as we are not allowed to overflow the dumpster.

You can move the furnitures around in the studio but do not put anything in the hallway. Please return everything back to where you found them before you leave.
