A beautiful 1,200 square foot daylight or complete black-out studio with a 500 square foot shoot kitchen and client area, 16 foot ceilings and 2,500 square foot open sky rooftop with shoot platforms. The shooting studio boasts (2) 10 foot square skylights with a 23 foot wide Cyclorama on one end and unique Cinder Block walls on the other end. This is not your typical "white box" studio. The space is used predominantly for film and photo shoots. It's not an official "sound stage" but extremely quiet for capturing audio. Our newly-renovated Gourmet Shoot Kitchen now features contemporary grey cabinetry and a large portable butcher block island. Comes complete with a 6 burner Stainless Viking range with convection oven, a mobile Bertazzoni stainless gas oven/range, Viking refrigerator, dishwasher and other amenities. Pots, pans, cooking utensils, microwave, blenders, food processors, etc., are all included to round out your shoot or event. Smoking is not allowed inside the space but is allowed on the rooftop. Liability Insurance and Party insurance, especially when serving alcohol, is always required. Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. If studio is left in unacceptable condition, additional cleaning fees will be charged to Guest. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. POLICIES: CANCELLATIONS AND OVERTIME Cancellations must be in writing. If cancellation is received at least 5 business days prior to first date booked, Guest shall remain responsible for 25% of the daily rate for each day booked and confirmed herein. If written notice of cancellation is received less than 5 days prior to the first date booked, Guest shall be responsible for 100% of daily rate for each day booked. Payment in full is due before or on the day of studio rental. Overtime encompasses any time outside of the scheduled booking hours. The client is responsible for paying for the time used. STUDIO CLEANLINESS Guest agrees to leave the Premises and all contents and fixtures, including all kitchen appliances and utensils in the same condition as they were when Renter arrived. All items brought to the Premises by Guest are to be removed by Guest the day of their rental (i.e., Sets, Props, Client Owned Equipment). Any arrangement to leave anything in the studio beyond the day of the Guest's rental MUST be agreed to in writing prior to your rental date. All tape used on the floor must be removed prior to leaving the studio. TRASH REMOVAL There’s a maximum of 2 trash bags included in your rental rate. Additional bags will be charged at the rate of $5 per bag. All trash bags must not be fully stuffed and easily lifted out of the garbage bins. Any food items left in the bins must be distributed so as to not heavily laden the trash bins. If there will be more than 5 trash bags full of garbage in total, special pickup arrangements need to be made prior to your rental date by contacting us in writing so we can arrange the special pickups for an additional fee. Items left after 7 days will be assumed abandoned and may be discarded or kept by the Company for Company use, with no compensation due the renter, at the discretion of the Company. If Guest does not return Premises to the order and cleanliness found when Guest arrived, Company will charge at minimum, a $250 cleaning fee. RECYCLABLES All recyclables must be tended to. Cans, plastic and bottles must be placed in the provided recycle bins. Please empty all liquids prior to placing in recycle bins. Any seamless paper, cardboard, boxes, production materials (paper, etc.) must be cut up and taped up in a condensed orderly fashion prior to you leaving the studio. STUDIO DAMAGE The Guest accepts responsibility for any & all damage to the walls, floors, equipment, fixtures, appliances, couches, props & anything housed or affixed on or inside the studio during the time of their booking. The Guest is responsible for replacing any missing or damaged equipment as well as returning the studio to the same condition as it was at the beginning of their rental. INSURANCE In all cases, the Host requires a certificate of Liability Insurance. If you’re in need of a policy, please visit: TCP Insurance to receive insurance quotes.
