About the Space

Unique converted commercial building with 18' ceilings, (2)-4'x10' skylights for lots of natural light, galley-style kitchen with Bosch dishwasher and convection oven, refrigerator, and electric cooktop. FEATURES Private entrance with bike storage leads to 25'x30' main room complete with: - Two end to end tables mounted on casters for easy reconfiguration - 6'x 8' sofa - Two large original skylights for tons of natural light - Three leather lounge chairs flanking oversized ottoman - Original pot belly stove - 79" 4K-technology Sony TV with fully articulating wall mount (HDMI cable and Mac adapter provided) - Apple TV available (please ask for it in advance) - Large wall space for client-managed projection - Three door-sized hanging white board panels (shown in last photo) with dry erase markers and eraser - Two remote-controlled ceiling fans with lights - Dimmable surround and pendant lighting - In-wall heating units - Bar cart with wine glasses - Galley kitchen includes flat wear, utensils, and serving dishes - Banquet table with black linen tablecloth can be set up for your catering/food service SPECIAL REQUESTS Please let me know in advance if you need anything specific so I can be sure to have it on site prior to your arrival, or, contact the Concierge Dept at Peerspace. For multi-day guest, housekeeping can be arranged after Day 1 for trash removal, vacuuming, dish washing, and supplies replenishment (toilet paper, coffee pods, dry erase markers, etc). The charge is $75. TRANSPORTATION OPTIONS Located four blocks from Civic Center BART, Mid-Market shops, and Twitter. For parking, I suggest SpotHero since on-street parking is so difficult. Do not leave valuables in your car. (I used to recommend 'Luxe Valet', but have received recent information that they are "re-organizing" and to try them again at a later date) There are three indoor bike racks Thank you for your booking!

Parking description

There is metered parking along both 8th and 9th streets, and, I offer a hanging parking pass for $25/each/per day to be used as a visitor of this building. All rules pertaining to rear view mirror hanging parking passes must be followed. Please also check SpotHero for nearby parking lots.

Lighting description

The natural light comes from the two 4’x 9’ skylights at the top of the 18’ ceiling. If you’d like to have them covered, from the outside, that can be arranged.

Space is not soundproof

Ambient noise description

There is a very quiet reputable tattoo shop on one side and a marketing agency on the other side. No noise can be heard from either neighbor. Occasionally you can hear a roaring motorcycle on the street and if an ambulance came by with full sirens you might hear it. Otherwise, there is both a door at the sidewalk, and another interior door entering the space after a long hallway.

Equipment loading description

There is a door and Ming straight hallway from the sidewalk into the space. For oversized items, there is a commercial sized garage door, but still a regular sized door at the far end of the garage.

Staging area is available

An elevated loft area can be made available, but it doubles as an office and clothes closet.

Some rooms are off-limits for shooting

The area above of the office/closet mezzanine, leading to the roof, are off limits.

Shooting the exterior of the building is allowed

Electrical system description

200A service. Extra outlets were installed to accommodate off site and production use. Some extensions cords are provided.

General Rules

If you would please place your trash and recycling items in the provided bins and gather dishes at the sink when you're done, that would be a big help to the housekeepers. Please allow plenty of time for set up and break down, since I am not available to meet caterers or early arrivals before your booking begins. There is a 1.5x hourly charge if you need to access the space before your scheduled time. Additional production insurance required.

Furniture and decorations may be moved

Furniture can be moved, and should be returned to original placement. Walls should not have anything sticky attached to them.

There is an alarm system for the building that will be turned on/off for guests, so please be mindful of entering before your scheduled time or leaving past your scheduled time so that the alarm is not triggered. Thanks

Enhanced Health and Safety Measures

Professional cleaners disinfect the meeting room after each guest and there is a minimum of 12 hours between guests. After cleaning, the room is off limits, except to the host, and any viewings of the space are conducted through the glass doorway so that a clean space is not jeopardized by outside visitors.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Soft, porous materials have been properly cleaned or removed
A licensed professional cleaner is hired between bookings
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Disinfecting wipes or spray and paper towels
Hand Sanitizer

There're amenities of everything we need from whiteboard, TV screen, flipboard and even a swing! Hannah was a great host too! Highly recommend the space and would love to come back again.
