This property is perfect for photo shoots and filming. The 8 Acre property includes a four bedroom, three bathroom house, a barn with concrete floors and geometric wood walls & doors that open to frame the landscape and lots of land with sought after, picturesque boulders. The house is divided into an attached guesthouse with its' own living room, kitchen, bathroom, and two bedrooms. The main house has a bedroom, a lofted kids bedroom with attic lofted ceilings & a spiral staircase. There is a living room and a bar with a fridge and sink on the second floor, off the bedrooms. The kitchen is equipped with a high end range, two ovens and a double fridge. The main house living & dining areas are open plan. There is an attached two car garage as well as a detached shed / art studio in the backyard. The back of the property is a lush grove of old-growth trees. Even though the property is in the desert, the backyard full of lush green trees. We also have a cedar paneled hot tub on the side of the house, and a bridge that leads to the hammocks at the base of the rock mountain beside the house. A path has been created from the house to one of the valleys in the back, where there is a wooden 16x10ft platform that is used for Yoga or weddings. There are other valleys on the property that are completely untouched and accessible as well, just rolling hills & boulders. There is a large rooftop deck above the guest house that is accessible from the second floor living room of the main house, as well as from the backyard. The barn is on its own electrical panel, and is designed to be a versatile event space. It also has a 220V plug for RVs The property is undergoing some exterior renovations, more pics available upon request. **Please do not walk the property without prior approval from us. The property is under surveillance and trespassing is prohibited** Minimum is 6 hours Option 1. Shoot using just the land and providing your own power. Must rent port-a-potties separately. $150 / hour Option 2. Shoot using the land & onsite power pulled from the house. No interior of the house used. Must rent port-a-potties separately. $180 / hour Option 3. Shoot using the land, onsite power & the house $450 / hour Option 4. Shoot using the land, onsite power & the house & barn (Whole property) $550 / hour Option 5. Shoot using just the land, onsite power and the barn. Must rent port-a-potties separately. $325 / hour DETAILS Time is rounded up to the nearest hour. (see Setup & Breakdown below) - $250 for first two hours of tech scout regardless of number of attendees, $250/hour after the first two hours. - $350 damage deposit (see below for details) - Full shooting insurance detailing coverage & including waiver of subrogation for owner to be delivered before shoot date & approved by owner.
ACCESS: - Owner / location manager has to be onsite DEPOSIT: - $350 Deposit check needs to be given to owner and cleared before the shoot (minimum 5 days before.) Can be submitted via paypal - If all goes well and there are no damages, and rules are followed, then owner will write a check for the total deposit amount to you at the end of the shoot or sent via mail / original form of payment. If rules listed are broken / instructions not followed, production agrees to forfeit security deposit in its entirety DAY OF PROCEDURES: - Check in with Owner or location manager, sign a statement sheet with time of arrival - Check out & sign a time of departure - Please check every door & window to make sure they are completely closed, and all completely locked (There is a $350 fine if any doors / windows are found unlocked after departure.) RULES & RESTRICTIONS - Minimum 3 hour rental - Any damage to the property during the rental period is the responsibility of the production and / or production company - No smoking anywhere on the property outside of designated areas. - No animals on the property unless previously agreed upon. - No removing of anything off the property. - Booties required. - No opening of any drawers, closets, or cabinets. The production should everything the shoot needs. There is nothing in the drawers and cabinets that the crew should access or use under any circumstance. - Production should provide own cutlery, paper towels, cups, plates, trash bags and other production supplies. - Guests must vacate immediately at the end of their booking period. - Setup, breakdown & cleanup is counted as part of rental period. - Lights to be turned off when not used, especially film lights. - When production steps on the property and property completely vacated, door closed and equipment off the entire property is when time starts & ends officially. - Production representative will sign statement with timestamp upon arrival & departure immediately upon arrival & departure - Voices must be kept at a reasonable volume thru out your production. Please be respectful of the neighbors, no loud projected noise, and absolutely no outside noise after 10 PM. We are in a valley and sound carries. If we get a noise complaint – production crew needs to move inside completely and the doors need to be shut. - All trash must be removed from the premises, and NOT deposited in our trash or recycle bins after the shoot. - All spills must be cleaned up immediately with paper towels and the cleaning products, and owner / location manager MUST be notified. Any stains/ spills/ damage arising from the production will be the responsibility of the production company to repair and/ or clean. - No use of any type of squibs, fake blood, liquids being poured, chemicals/ greases/ paints, glitter, slime, dust, powder, explosions or special FX makeup on the property. - If you're going to be moving around furniture, you have to consult us prior with a detailed plan. And furniture must be moved back to exactly where it was. - If A/C or heating is used, all windows & doors must be closed. If windows must be opened, A/C & heating must be turned off - Use of kitchen is restricted to the oven, stovetop, microwave, and electric kettle. All used must be cleaned. - Absolutely no use of cutlery, dishware or server ware is permitted. - No tape on walls or furniture or shelving. If you must tape on the walls, painters tape should be used instead of gaffer tape as the walls have flat paint. - General cleanup necessary, no trash, or tape should remain anywhere. If there’s any kind of dry spill, should be vacuumed up right away. - General vacuum of space & trash removal off property is required - All wet garbage must be double bagged, knotted and disposed of accordingly - At no time may you block the entrance to the neighbor's property. - Please treat this home as though it is your own - Please do not disclose our address out to anyone outside of those involved with the production without our approval. INSURANCE: The following must be obtained to secure this booking Please copy the following and send it to your insurance agent: •The Guest will obtain a General Liability Insurance Certificate showing our name and the property address, as additionally insured certificate holder (contact us for more details.) The General Liability policy must provide the following minimum coverage: Liability Policy limits for - Personal & ADV Injury- $1,000,000 Damage to rented premises each occur-$2,000,000 Medical Expense $5000 each occur. General Aggregate- $3,000,000 Products-Comp/Op, Agg- $2,000,000 Waiver of Subrogation (VERY IMPORTANT) CERTIFICATE HAS TO BE EMAILED TO US AT LEAST 2 DAYS PRIOR - We cannot host you without insurance.
