We have a 2000 square foot studio that has beautiful natural light and vaulted 25 ft. ceilings that feels like you are in an intimate patio or backyard BBQ. There's a lounge, full SONOS speaker system, retractable skylights, a full roll-up door that you can open to let in light and air, a private bathroom, a ping-pong table, and beautiful wooden tables and modern chairs to seat 40 guests. This space is an amazing place to throw parties! The space comes stocked with furniture but it's a clean slate - you can rearrange the space to best suit your party. Next door to this space - and accessible through barn-doors is a state of the art commercial kitchen owned by www.LEFTCOASTCATERING.com that can cater your event 'in-house' if you desire - anything from sandwich's and pastries, a cocktail party, to a full banquet. The neighborhood has ample parking after about 3pm as most of the workers in this industrial warehouse district clear-out. From about 7-3pm you can find parking within a few blocks. For public transit, we are situated 3 blocks from 3rd st. and the T-train. Rentals include the following furniture and amenities: - FOUR 8ft long wooden tables that seat 40 + 40 chairs - SIX circular high-top bar tables - One couch, two easy chairs, and a rocking chair - Ping-pong table - Two rolling carts - A full kitchen with sink, dishwasher, 4 burner stove + oven, pots and pans, and a fridge/freezer - A 5 ft. whiteboard on wheels - A full-bathroom - One parking space - A projector - Two Play-5 Sonos speakers mounted to the wall and accessible by the Sonos App, line-in, or bluetooth - Super fast wifi - Extension cords and well-placed plugs The space is designed so that you can spread-out and rearrange the furniture to fit your needs. It feels very open, private, and warm. PLEASE NOTE: - Rate is $175/hour up till midnight - We have offices on the Mezzanine upstairs, so if your event is during normal working ours you can expect some quiet folks working away - In-house catering options are available
- If you don't follow these rules or are found disrespecting the space or staff you will be asked to leave - Studio must be restored to it's original state to avoid additional maintenance charges - All dishes must be cleaned, counters and tables wiped down, any spills cleaned up and trash thrown away - We will provide one recycling bin, one trash can and extra garbage bags. Any additional trash must be removed from the space. If you leave trash you will be billed out at $20/trash bag - You are prohibited from taping ANYTHING to the walls and there is a $100 charge if you do so. You can tape stuff to the metal posts. - All booking start and end times are inclusive of set-up and clean-up time - You are welcome to BYOB and Bring your own food but you are responsible for all guests - The mezzanine is NOT included in the rental fee and is off-limits unless accompanied by a manager - Please be conscious of your property and your guest's safety, we recommend using ride-sharing apps to get to the space - Do NOT leave the door open unless you are actively loading or unloading - No drinking games - The 'house bar' is not included with your rental. If you drink our booze we will charge you $50/bottle - If you wish to extend your rental and it is before 12am, it is billed out at $262.50 plus a 15% service fee from Peerspace - Hourly rate from midnight till 2am - if included in your booking - is $200/hour. If you wish to extend your booking once it is started and those hours fall after 12am then you will be billed out at $300/hour plus a 15% service fee from Peerspace
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more

Henry was a great host! He answered any questions I had leading up to my event. When I arrived he welcomed me along with LB (who managed the space by dropping in periodically). They helped bring a couple things inside to set up for my party. The place exceeded my expectations. Super roomy and lots of space + seating areas. Lots of my attendees asked how I found the spot, they enjoyed it too! I would definitely recommend this space to anyone. Henry and LB were great hosts and super welcoming

Beautiful space! It was just what we needed for a product shoot. Henry was super accommodating & helpful. There was somewhat of a misunderstanding regarding amenities, but Henry took care of it right away to ensure no further issues. This was the perfect place for my husband's birthday party potluck. We had about 30 people for a chill gathering. Everyone brought food and drinks. We hung out, played ping pong, ate, drank, had music on in the background. It was just what we wanted. The space is beautiful, especially with the high ceilings and strung lights. We had everything we needed. Plenty of tables, chairs, and the backlit bar was a nice touch. Henry was kind, responsive and helpful. The house rules were very fair and reasonable. The onsite point of contact was friendly and helped take some group photos for us. We got a lot of compliments from our guests about the space!

THE MOST AMAZING EXPERIENCE! I hosted my son's first birthday party at this venue and couldn't have asked for anything more perfect. Pictures don't do justice to how amazing the space is. We only used to lower area and not the mezzanine: which was perfect for party our size. Henry was super gracious, followed up over email and text to ensure we were all set the day of. Robert had great music playing when we arrived. He was available at hand for any help (he lent us paper plates when we ran out). We liberally used chairs and tables as there were a lot of elderly parents at the party... Great use of money:) I look forward to booking more parties here!
