Let me start by saying thank you to the peerspace community for giving me a warm welcome with so many new inquiries! This is a very film friendly home, I've been here 11 years renting for film, tv and photography. Ive never had a problem with FILMLA permits, they only require neighbor signatures for after hours production. I have ample parking, my driveway is wide enough for 2 way traffic now and can accommodate the largest of grip trucks, after a major remodel in 2016 and I encourage you to give the house a try! I look forward to hearing from you! HOME DESCRIPTION Once the home of Frank Sinatra, Clint Walker and then Roger Miller in the 1970s who raised his whole family here, this house is amazing with exceptional history that can be felt in every room! The hit song, King Of The Road was actually written by Roger Miller at the bar! We strive to provide a comfortable, safe and professional environment. The property sits on the top of a hill, all by itself on over an acre of land with 360-degree views of the whole city and is completely gated and secure. You have total privacy from all angles. There are no neighbors able to see the land or the house. Take a tour and see for yourself! High speed internet and cable TV included free of charge. The house also has a built in JBL sound system for radio, CDs, Ipod, MP3 players etc. Parking for 10-15 cars on premises. See pictures for complete details on the house layout. I just completed a brand new driveway, expanded in width to accommodate 2 way traffic all the way up and down the hill, beautiful paver stones in the beginning of the driveway. Tons of additional outdoor lighting, landscaping and design. I expanded the main grass area in the backyard to 5000sqft and replaced the real grass with fake grass as well as built a lookout point for photography. Totally flat and beautiful. The neighborhood is very nice and quiet. The house is at the very end of a culdesac. All beds have the highest quality Egyptian cotton'Royal Velvet' fabulous down alternative comforters, very high count Egyptian cotton sheets and pillow cases, down alternative pillows and also firmer pillows to suite your taste. Bathroom towels, and large beach towels for the pool are always provided. Ping pong table, mini golf and pinball games on premises. INCLUDES Kitchen (full with dishwasher, stover, fridge, etc.) TV Fireplaces Pool table Pool and Jacuzzi Stereo Pinball Machine Ping Pong table Putting Green AC I also include my guesthouse for production, which is a separate structure located in the front of the property, it's 650sqft, freshly painted, has a Cal King and a temperpedic queen bed, 50in HD TV, private kitchen and bath, dishwasher, AC, bbq and private deck/patio with jacuzzi (upon request). Its perfect for makeup, wardrobe, or a private area to read lines etc. I do not rent the guesthouse separately, it is only offered to whatever guest is renting the main house. Thank you for your time and consideration! FAQ Do I charge extra for pool/jacuzzi heat? -jacuzzi always heats for free, pool heat is $100/day, sometimes $75 depending on the time of year. In the summer, its always warm. Do I charge more for larger shoots? -Yes. Listed price is for up to 20 people and pricing depends on how many crew/extras, the age group of the extras, the type of shoot, will alcohol on set, special setup needs, how many days the house will be booked etc. Send me an inquiry with the details and I'll provide a custom rate if necessary What other charges may I expect? -PEERSPACE does not collect a security deposit on my behalf, so all renters are required to submit a $1500 security deposit, either with paypal, cash, or check if paid in advance. -Not following the parking instructions. And of course any damage to the property -Waking up the neighbors late at night-please don't or part of your deposit will be used to buy them gifts. Check in/out times? -Normally check in is 4pm or after, check out is 10am or before. Either one can be extended to fit your schedule, usually for a few hundred extra added to the cost of the reservation. -Trash removal fee. If you leave me a giant pile of trash bags, there will be a $250 charge for a dumpster, or more depending on how much trash it is. -Outdoor Cleanup (not included in cleaning fee). cigarette butts, small trash in the yard, grass etc. If there are cigarette butts, cups, gum wrappers, whatever all over my property, you will be charged for time to clean it up. -$100 pet fee-with prior approval only. $200 additional charge if pet goes to the bathroom in the house. PARKING No parking on Penfield Ave, Oxnard St. or half way up the driveway. The driveway can fit about 10 cars. If all your cars don’t fit inside the gate, then people may park down the street. Do NOT block the driveway. All cars must be able to get in and out of the driveway at all times BY LAW, if you park right to left, and pull all the way forward and as close to the next car as possible you can fit maybe 15 cars. Park how a valet would. For large events, shuttle service can be coordinated. Please inquire. Rules… Do not push the 2 plants in the atrium (outdoor smoking area at the bottom of the stairs) into the walls. If a plant is found pushed into a wall or with broken leaves you will be charged for it. No screaming or loud noise in the driveway, backyard or culdesac. Please respect the neighborhood. Outdoor noise must stop at 10PM. Do not touch any lightbulbs without owner permission-missing bulbs $20/each Don’t drag anything on the wood or marble floors including furniture, chairs, plants etc. Please pick furniture up and set back down gently in desired location. If dragged, you may scratch the floor and be charged for repair. Don’t put any holes in the walls or tape anything to the walls without permission. DO NOT use regular tape. Painters blue tape only. No tape on wood surfaces - no exceptions. Don’t touch the walls-if you mark a wall, clean it off-we have magic erasers Don’t leave any trash or cigarette butts around the house or property-use the ashtrays. Don’t put anything in the toilet except toilet paper-no tampons. If something spills, wipe it up completely No animals on the property of any sort. Keep doors to outside closed when running heat/ac No cigarette or cigar smoking in the house Don’t turn the heat above 75 degrees, or the AC below 70 degrees. Keep the fan on Auto. Never stand on or apply weight to any marble or granite surfaces except flooring If you break, tear, rip, stain, crack or mess up anything in the house-you bought it No loud music going up or down the driveway No drug use or underage drinking There is an ice machine in the bar if you need ice, be very careful with it and don't touch the settings Upstairs TV Use the small black remote to turn the projector, point it toward the ceiling and push the power button. Then push power on the silver receiver, volume is adjusted with the round volume ball (use silver remote for this). Use the ATT TV remote to turn on and watch TV. Hold power button once, then push again to turn OFF projector. You can use the DVD player by switching the 3 colored cables (for video) from the att box to the DVD player, (they go into a connector piece, just unplug the one and plug in the other into the same 3 holes )just push Audio analog/digital on the silver receiver (buttons are under the flip out panel to the left) to switch the sound. TV is analog, DVD is digital. KITCHEN… Silverware is in the drawer to the right of the sink in front of the window. Cups are in cabinet to the left of the window…. plates, bowls etc. in the cabinet above the microwave. Extra pots/pans in drawers across from stove. Full cooking set is on display on the stove, do not use metal utensils in the pots and pans or you will scratch the non stick surface. Seasonings and coffee maker are above the microwave. Stove… All burners for the stove, bbq, and griddle must be lit with a lighter. The lighter is in the drawer to the right of the stove. Turn the gas on low and light it. Don't use the oven underneath the stove, only use the electric ovens to the right of the stove. Just push the bake button for the lower/upper oven (upper oven light doesn't come on), set your temp, push off when finished. Make sure all gas knobs are off, even if you didn't use them, as sometimes people bump them accidentally. Dishwasher Use the one closest to the fridge. Dishwashing soap is under that sink. DO NOT use regular soap. Fireplaces… Don’t light fires in the fireplaces unless you are knowledgeable on lighting fires and will take responsibility for turning the gas off. The key is in the upstairs fireplace and can be used on any fireplace. Pooltable… Please do not remove the cover unless you are going to play pool. All the sticks and balls are under the cover. Once finished playing, please put the cover back. Do not set anything on the pool table, especially drinks, regardless of whether the cover is on or off please. $450 fine for damaged felt. Pool and Jacuzzi instructions… Do not touch the pool equipment! If anyone tampers with the pool equipment, attempts to open the panel, starts flipping switches etc, and/or doesn't follow the pool instructions or attempts to heat the pool when pool heat has not been paid for, or does not turn off the pool equipment when your finished using it-minimum $250 charge to the security deposit. Do not climb on the waterfall. To have any or all pool equipment turned on please just contact house manager and I'll turn them on via internet. I had too many problems with people tampering with equipment and leaving stuff on. I appreciate your understanding. The overhead lights in the backyard are for parties only and are also controlled on the internet. They are not included in the regular rate. If you unplug them from the outlet they are in, you will be charged. Stereo Never turn the volume control more than halfway up. If you blow the speakers, they are $200 each or more to replace. They are vintage and very sensitive. Do not touch the bass, treble, or pan settings please as this may also blow the speakers. (speakers located by swimming pool and in pool table/dining room) Receiver is inside the closet next to the front door. Make sure volume is all the way down (the round ball on the right of the receiver) and turn black receiver on shelf on-power button top left. Push tuner to listen to radio, or plug any ipod or phone into the cable hanging down in front of you, and press “DAT” to hear the device. Turn the volume up ¼ ONLY, make sure your phone or ipod is at max volume, then when you have a sound reading you may turn it up no more than halfway and sometimes less depending on the volume of the device-some songs play way louder than others. If you hear any distortion, your damaging the speakers. On the lower right, you’ll see the switch A, B, A+B, OFF. A=pool only, B=pool table room only, A+B=both pool and pool table room. Turn volume back down to zero and turn off receiver when finished, thanks Pinball machine… These machines do not always work. They are vintage and break very easily. Just flip the small switch underneath the front of the machines, then push the button on the right front to light up the game. Please flip power switch off when finished. Enjoy! PingPong Table… Please put it back where you found it after your done. If the wheels are locked, unlock them before trying to roll it. If you break or damage a wheel, you will be charged. PUTTING GREEN / FAKE GRASS RULES -Putting only on putting green. Otherwise, Keep Off. -No Smoking, Eating or Drinking. No Cigarette butts or trash. -No High Heel Shoes, or hard bottom shoes. -Do NOT set Anything on the putting green or fake grass -No animals -Do Not put water on fake grass/putting green using the hose. If its raining or the area is wet, STAY OFF -No Oil or Artificial Tanner/Sunscreen near grass TRAMPOLINE RULES -Trampoline is OFF LIMITS TO EVERYONE. Owner assumes NO LIABILITY. -If your caught using the trampoline, you may lose your deposit -Do Not Damage trampoline netting, mat, spring cover, pads. DAYBED / CHAISE LOUNGE RULES -Do Not Move Daybeds or Chaise Lounges Please -No Eating or Smoking -No High Heel Shoes -No animals -No Oil or Artificial Tanner/Sunscreen on beds or chaise lounges. Stains may be permanent
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. We give this location and the host Michael 10 stars!! Having rented a dozen properties on Peerspace this was one of the best experiences we've had so far. This property offered everything we needed for our 2 day commercial shoot. Michael was fast to respond whenever we had a question and helped make our production go as smooth as possible. The inside and outside of the house offered ample shooting space, parking, talent holding, and equipment staging. We will certainly be back for future productions. Thank you again Michael!!
