Let me start by saying thank you to the peerspace community for giving me a warm welcome with so many new inquiries! This is a very "event" friendly home, I've been here 12 years renting for weddings, parties, family reunions, school retreats, special events etc. I have ample parking, my driveway is wide enough for 2 way traffic and I encourage you to give the house a try! If you are interested in a friday or saturday event, I have a 2 day minimum for those days, which means you must book the house at $960/day for 2 days plus a $275 cleaning fee. Sunday through thursday, I will allow an event with a one day rental. After that, an event fee dependent on capacity and how the following questions are answered is added. To receive a quote, I need answers to the following questions. Number of guests approximate. average age group types of entertainment hours of the event how many days you plan on renting. I have a 2 day minimum for friday and saturday, but I do rent for 1 day weddings sunday-thursday. Alcohol policies-open bar, free alcohol or sold, etc any special requests ex. pool heated, guesthouse added, additional cleaning during the rental. Here is a chart that shows average pricing for events. It can go up or down based on the details you provide me. 50 ppl or less, $1500 event fee max, or if its less people, usually 25 or under, and low liability sometimes I will do it for just the nightly rate, no added charge. 50-100 people, $2500 100-150 people, $3500 150-250 people, $4500 250-350 max capacity, $6000 So to give an example, lets say a saturday wedding of 125 people. You would receive access to the house at 4pm on friday, and you would be required to be completely out of the house by 11am sunday. If you don't care to stay the entire time, you don't have to, but the price still stays the same because since this is a residential home, I can't have multiple events in one weekend, its too much headache and wear and tear on my home plus the neighbors don't want to have to deal with 2 sets of delivery trucks, 2 sets of caterers etc etc all in one weekend. This scenario would cost $960 x 2 for both day, $275 cleaning and $3000 event fee. Total cost: $5,170 (just an example) This price includes full cleanup, up to 2 four yard dumpsters of trash removal, a site rep available for the setup and wedding day to answer questions, assist with functions in the house, provide extension cords, whatever comes up we will deal with it. It also includes a shuttle van and driver to get your guests back and forth from my designated parking area which is 4 blocks away. If you don't want that service, you can take $300 off the total price, but you will still need to shuttle your guests at your expense. I don't allow a valet service at the house and I don't allow tons of people to get dropped off in Ubers, because that upsets my neighbors when they look out their window and see a traffic jam of 30 confused uber drivers. I live at the top of a hill and there is no walking allowed up and down the hill as a courtesy to my neighbors, for that reason a shuttle is mandatory. This price does not include tables and chairs. The hit song, King Of The Road was actually written by Roger Miller at the bar! We strive to provide a comfortable, safe and professional environment. The property sits on the top of a hill, all by itself on over an acre of land with 360-degree views of the whole city and is completely gated and secure. You have total privacy from all angles. There are no neighbors able to see the land or the house. Take a tour and see for yourself! High speed internet and cable TV included free of charge. I just completed a brand new driveway, expanded in width to accommodate 2 way traffic all the way up and down the hill, beautiful paver stones in the beginning of the driveway. Tons of additional outdoor lighting, landscaping and design. I expanded the main grass area in the backyard to 5000sqft and replaced the real grass with fake grass as well as built a lookout point for wedding photography. Totally flat and beautiful. The neighborhood is very nice and quiet. The house is at the very end of a culdesac, children can ride bikes in the street, its very safe. There are tons of fabulous restaurants in the area including Roys, Flemings, Ruth Chris, Benihana etc. all within 5 minutes. Bathroom towels, and large beach towels for the pool are always provided. Ping pong table, mini golf and pinball games on premises. INCLUDES Kitchen (complete with 2 dishwashers, 2 bread warmers, 2 sinks, 8 burner commercial stove, 4 ovens, pizza cooker, commercial freezer and fridge, microwave, toaster, automatic can opener etc.) 5 TVs 4 Fireplaces Pool table Pool, waterfall and Jacuzzi 10 speaker Stereo 4 Pinball Machines Ping Pong table 3 hole Putting Green AC I recently started offering my guesthouse for rent, which is a separate structure located in the front of the property for $150/day, it's 650sqft, freshly painted, 50in HD TV, private kitchen and bath, dishwasher, AC, bbq and private deck/patio with jacuzzi (upon request). Several of my last renters have added it to their bookings and been very happy with it. Please reference the picture of the big room with 2 beds and a green and white swirly carpet. If you don't decide to rent it, it will just be vacant during your rental. I do not rent the guesthouse separately, it is only offered to whatever guest is renting the main house. Thank you for your time and consideration! FAQ Do I charge extra for pool/jacuzzi heat? -jacuzzi always heats for free, pool heat is $100/day, sometimes $75 depending on the time of year. In the summer, its always warm. What other charges may I expect? -Not following the parking instructions. And of course any damage to the property -Waking up the neighbors late at night-please don't or part of your deposit will be used to buy them gifts.
PARKING No parking on Penfield Ave, Oxnard St. or half way up the driveway. The driveway can fit about 10 cars. If all your cars don’t fit inside the gate, then people may park down the street. Do NOT block the driveway. All cars must be able to get in and out of the driveway at all times BY LAW, if you park right to left, and pull all the way forward and as close to the next car as possible you can fit maybe 15 cars. Park how a valet would. For large events, shuttle service can be coordinated. Please inquire. PUTTING GREEN / FAKE GRASS RULES -Putting only on putting green. Otherwise, Keep Off. -No Smoking, Eating or Drinking. No Cigarette butts or trash. -No High Heel Shoes, or hard bottom shoes. -Do NOT set Anything on the putting green or fake grass -No animals -Do Not put water on fake grass/putting green using the hose. If its raining or the area is wet, STAY OFF -No Oil or Artificial Tanner/Sunscreen near grass TRAMPOLINE RULES -Trampoline is OFF LIMITS TO EVERYONE. Owner assumes NO LIABILITY. -If your caught using the trampoline, you may lose your deposit -Do Not Damage trampoline netting, mat, spring cover, pads. DAYBED / CHAISE LOUNGE RULES -Do Not Move Daybeds or Chaise Lounges Please -No Eating or Smoking -No High Heel Shoes -No animals -No Oil or Artificial Tanner/Sunscreen on beds or chaise lounges. We give this location and the host Michael 10 stars!! Having rented a dozen properties on Peerspace this was one of the best experiences we've had so far. This property offered everything we needed for our 2 day commercial shoot. Michael was fast to respond whenever we had a question and helped make our production go as smooth as possible. The inside and outside of the house offered ample shooting space, parking, talent holding, and equipment staging. We will certainly be back for future productions. Thank you again Michael!!
