- Please book time for preparation if needed and arrive according to your rental's start time.
Check-Out Instructions:
- Prior to your departure, please tidy up the unit by doing the following:
- Remove all perishable items
- Take out the recycled trash to the bins on the side of the house
- Load and start the dishwasher
- Place all used linens in a pile in the laundry room
- Turn off all lights, electronics and appliances
- Close and lock all windows and doors
- Guest Contact will provide you additional info for check-out
- Additional fees will be imposed if the unit is found in an unsatisfactory condition, so please return it to the condition in which you found it.
House Rules:
- No smoking
- No pets allowed
- Do not leave food or trash outside due to wildlife that could be in the area
- Please report any damages that occur to the Guest Contacts
Additional Information:
- The lodge's master bedroom was designed with a jacuzzi tub. We ask that only adults use the tub, and as part of your guest rental, you acknowledge, understand, and agree that use of the tub is at your own risk.
- Regarding visits to the lodge by both unauthorized and non-paying guests: the lodge, as part of a 501c3 educational non-profit, has strict policies against such guest visits as a result of safety and security reasons and costs of wear and tear of the property. Any guests invited to and entering the lodge by approved renting guests and not authorized by the lodge management in writing will result in immediate eviction of such renting guests and additional fines will occur. Please let us know if you are wanting to have other people come to the property that are not part of the original reservation.
- Please be cautious of wildlife that can be in the area (bears, snakes, etc)
RENTAL AGREEMENT
Please be sure to read this rental policy, as well as our Terms & Conditions and Privacy Policy.
REQUIRED INSURANCE: Hosts require Event Renters to obtain a special event insurance policy for at least $1,000,000 through a third party, such as The Event Helper. This type of policy must include property damage and liability coverage for the guest in the event of damage or injury to your space.
SECURITY DEPOSIT DUE UPON ARRIVAL: The Hosts will collect a deposit for $5,000 (the “Security Deposit”) to protect against damages. The hosts require this day-of security/damage deposit from guests in the form of a check or credit card authorization. The deposit would then be returned to the guest in person at the end of the booking provided no deductions are made due to A) damage to property or furnishings, B) dirt or other mess requiring excessive cleaning, or C) any other costs incurred by your Host as a result of your stay. Any damage to the Event Rental must be reported to the Hosts and the Local Contact before check-out. Damage not covered by, or exceeding the coverage limit of the 3rd party special event policy or Security Deposit, is your full responsibility. You grant your Host the right to charge the credit card number used to book the Event Rental for any such damages, including, but not limited to, additional cleaning fees.
CANCELLATION – You have a 48 hour grace period after hosts accept your request to cancel and receive a full refund, as long as you do so more than seven days in advance of the booking start time. Cleaning fees are always refunded if a guest cancels a booking and does not use the space. If you cancel your booking, hosts may reschedule your booking to another date. Otherwise, you will be refunded based according to the Peerspace Cancellation & Refund policy.
HOUSE RULES – The Event Rental may have specific rules regarding large groups, parties, pets, smoking, etc. These rules are detailed in the Property Description section of the Rental listing, and are incorporated into this Rental Policy. Please review these terms carefully, as violation may result in additional fees or eviction without refund.
ARRIVAL DETAILS & CHECK-IN/CHECK-OUT – Once your booking has been paid in full, you will receive contact information for the primary contact for your stay (your “Local Contact”). Your Local Contact can help you arrange your arrival and check-in, coordinate any maintenance needs, etc. Check-in and check-out times will be confirmed with your Local Contact and communicated in a pre-stay communication at least 10 days prior to your arrival. Please also communicate your expected arrival time to your Local Contact.
FEES & ADDITIONAL SERVICES – Your Host has disclosed all mandatory booking-related fees in the Event Rental listing and additional rentals which can be purchased at the time of booking (including the Cabin, Bathhouse, Small and Large Marquee). In some cases, however, your Host may have optional fees and services which come up during your stay (e.g., to snow plow the 3/4 mile driveway in the winter).
MAXIMUM OCCUPANCY – The maximum number of people that may occupy the Rental is indicated in the listing. This rule applies to day visitors and children as well. Unless otherwise approved by your Local Contact or Host, occupancy over the indicated capacity may result in eviction and forfeiture of amounts paid.
MAINTENANCE – Your Host cares very much about their Event Rental and strives to keep it in excellent shape. If you notice any problems or maintenance issues, please notify your Local Contact immediately.
CANCELLATIONS BY YOUR HOST – In the event that your Host has to cancel your booking for any reason you will be notified as quickly as possible and refunded 100% of any amounts paid. We highly recommend that you purchase trip insurance to protect against certain types of cancellations, among other risks.
CLEANLINESS – You are expected to treat the Event Rental with respect. Even in cases where a cleaning fee is charged, you are expected to leave the Event Rental in a clean, neat and orderly condition.
FALSIFIED BOOKINGS – If your booking was made under false pretense, including, but not limited to, a falsified name, age or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid.
HOST ACCESS – If requested, you shall allow your Host access to the Rental during your stay. Your Host shall exercise this right of access in a reasonable manner.
GENERAL TERMS – If any section, clause, paragraph or term of the Rental Agreement is held or determined to be void, invalid or unenforceable, for any reason, all other terms, clauses or paragraphs herein shall be severed and remain in force and effect. This Agreement is taken in full compliance with federal, state and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap or familial status.
CANCELLATIONS Due to Winter Passes (HWY) Rare Closures:
Winter travel can begin in October and end as late as April. If you are traveling from the west side of the state you will cross a mountain pass, and therefore should carry chains. While our county roads and driveways are nearly always in excellent condition, there are times when the passes themselves close.
Highway 2 and 97 are both alternate routes to Leavenworth coming from Seattle. With snow covered roads and passes we suggest that you be prepared with 4-wheel drive/good tread tires and chains. On the date of your arrival, should BOTH passes be closed due snow/avalanche/fire for over 8 hours preventing you from keeping your reservation, we will accept a postponement of your reservation. 50% of your total reservation including security deposits will be returned to you. You may reschedule at the earliest possible date, within 6 months of the pass closure, when your remaining 50% will be applied to your new rental. Otherwise, your room will be held for your arrival as guaranteed. For current road and pass conditions visit Washington State DOT.
EXHIBIT A – ADDITIONAL HOUSE RULES
The grounds and acreage surrounding Lodge provide a serene and beautiful view of nature. While you may walk on the grounds around the Lodge, you acknowledge, agree and understand that by allowing you to rent the DEMIGOD Lodge as a guest you do so solely at your own risk. The grounds are part of a sloping rural area and border on US national forest lands. As such, there are hills, mountains, brush and uneven ground of varying nature on the property in which you may trip or fall, as well as many different animals which can pose a risk if provoked.
There is no smoking allowed. Evidence of smoking can result in a post stay charge up to $1,500.
It is required in winter that all vehicles are 4-wheel or all-wheel drive with snow chains. It is recommended that guests use SUV-type vehicles because some all-wheel drive vehicles with chains will not be able to drive up the .5 mile private road in winter. No 2-wheel drive vehicles are allowed. Removing your vehicle from the roadway when stuck will be at the owner's expense. Vehicles causing a safety hazard will be assessed a penalty.
