There is parking for up to 40 cars on site.

50 person max. 30 cars on premise max. Seating can be provided for 50. We do not have air conditioning. No Smoking or fireworks of any kind. No confetti, or balloons with confetti, poppers, silly string or poppers. NO Jumpy houses. 10mph speed limit on private road. No selling of alcohol or any product. Guests breaking these rules will be asked to leave the premises immediately and is at the sole discretion of the venue owner and guests agree to pay any fines levied by 3rd parties. A fine of $50 per occurrence will be applied at the end of the rental for each infraction. All decorations are the responsibility of the guest to clean up. All large decorations must be taken home by the guest and smaller items thrown in the trash. Guests are responsible for returning the venue to the state in which it was rented. 50 person max. More guests may be accommodated with shorter events and those that do not require seats for all guests. Ambient music is allowed inside the venue. No DJ or outside speakers are allowed. A multi-day booking has a 4 hour min for the first 2 days rented. All items left on the property after the event will be disposed of. Outside food and alcohol is allowed. Caterer's must take out there trash. Under no circumstances is alcohol to be sold on premises. Please be aware that we do not have air conditioning. We will not held liable for losses occurring from cancellations due to weather, Covid, or loss of power. Recommendations for catering can be provided. Any party putting unauthorized items (diapers, kleenex, tissue, tampons, pads, baby wipes) in the toilet causing a plumbing problem, will be billed $200 in addition to the plumbing bill. Service animals only. All Events require insurance. The insurance required shall have a single limit liability of not less than $1 million, and general aggregate liability of not less than $1 million. Ann-Marie Rohe and Scott Rohe shall be named as the additional insured of said policy. If alcohol is served at the event your policy must include Liquor Liability coverage. Seats for 40 guests, currently 2 bar-height tables and 20 bar chairs, 4 folding tables and 20 folding chairs. No smoking, vaping, fireworks or fire arms of any kind allowed on the property. Renter will be liable for any physical damages, legal actions, and/or loss of reputation or business opportunities that Owner may incur as a consequence of the actions of Renter or any of Renter’s guests while Renter is in control of the venue, and shall indemnify and hold harmless the Owner against any and all legal actions which may arise from Renter’s use of the venue. Any disputes arising under this contract shall be adjudicated in the Owner’s local jurisdiction.
