The place is perfect for photography, interviews, music videos, commercial shoots and film with different sets for your production, the creative choices are endless with the wealth of possibilities that this house offers. This lovely 1,800 sq. foot single story home was built in 1964 in the heart of Van Nuys. The house has many green areas outside, and on the day of your production you can use the driveway for up to 4 cars and the neighborhood has ample street parking. The home has light colored hardwood floors throughout for ease of production as well as aesthetics. The living room has an amazing vibe with a unique style: wood, fireplace, bricks, 2 big mirrors and a large airy vaulted ceiling. The main living area is recessed from the main entrance with a stylish curved walkway leading to the sleeping portion of the house. The two large windows isolate the outside noise with a special Levelor blinds that provide soft defused light filtration. Unique minimal designer furniture is placed within the main living room, available for use, or easy removal for your production. The office is just off the main living area. The area has a big white Herman Miller cabinet and modern office setup with solid wooden folding doors. Closing these doors gives the main room a completely different look and just adds to the options available for your productions. The spacious main bedroom has cream light paint, contrasting with the dark wood of the doors and closet, and complements the light colored hardwood floors. In the middle of the room is a king size bed with a nice modern wooden platform. The bedroom has an attached master bath, walk-in closet and a full wall closet on one side. The second bedroom, called the presidential suite with an antique blue JFK frame has a great source of light coming from 2 windows and a big mirror. Both windows have attractive window coverings, one has wood slat blinds, the other has similar Levelor blinds as the main living area. This bedroom also has a queen size Ikea Malm bed frame, a nice thin tall dresser, a bookcase filled with colorful interesting books and another wall closet matching the master bedroom setup. The kitchen has pretty white tile counters with stainless steel refrigerator, oven and dishwasher. This set up is a clean area for your food shots with plenty of room for production with an additional eating area. The lab is located in the garage and has a great technological man cave vibe. If you have something more tech needy in your script, this area is a great location. It is also is a great place for your Post-production area or for your DIT crew. Off the back of the house is a spacious sunroom furnished with eclectic furniture and yellow walls with reed window coverings. Light and airy, this room can serve as a location or a separate staging area for your production needs with immediate access to the living area via doorway, or the Presidential suite via the window. Now let’s talk about the green areas located in the yards: the back yard features an open zen area with rosemary, jasmine flowers and a wall of white flowered greenery and hundreds of other plants and fruit trees. There is a stainless BBQ ready to use and a cozy swing and papasan and other chairs, with an antique table holding many of the plants. The outdoor wall also features a unique art mural done by James Rubio (Apostrophe NYC). The front yard features bamboo, succulents, roses, shrubs and flowering trees and bushes. The main entrance to the home features a vintage original door, and several plants and tables for a welcoming colorful feel. Easy access to the 101, (Ventura), 170 (Hollywood) and 405 (San Diego) freeways. We are one block from a big parking lot for the production trucks or cars, we can provide the contact of this parking lot. If you need food for your production the neighborhood has many options. Any time over the negotiated hours will be billed at 1.5x the hourly rate. + Home must be left in the condition it was entered in - Guests are responsible for removing trash. + Floors must be protected with layout board or mats. Renter to pay for any broken or damaged property and/or items. + No smoking inside the house. No fireworks, sparklers, or roman candles. No nails, screws, staples or penetrating items may be used to attach or affix anything to the walls, building or surrounding structures or landscaping. + Furniture & props can be moved or used, but must be moved by owner upon request or notify owner prior to moving. + Due to age and fragility, some furniture is not available for hanging out on, but will be on set to use for the shot only. + While this is a location, this is also our full-time home, so please be respectful of the space as if it were a friend's versus a staged location. + Proof of insurance required - 90% of the furniture in this space is over 50 years old and if damaged, cannot be replaced or must be professional repaired. Single day insurance can be purchased through The Event Helper. + Owner will be on premises day/s of shooting. + Rates are based upon hours on premises, including set-up and clean up time. Video shooting is our discretion and may require a higher rate due to equipment and production size. + There are small cats on premises that will be closed away in an unused room while shooting. + Home must be left in the same condition found upon start of rental. A $150 cleaning fee will be charged if floors, walls, or any part of the house are left excessively dirty. This fee will also apply if there has been smoking inside the house. No alcohol without permission. No illegal drugs. + Production is responsible for each individual on it's team, any items that are damaged by any crew member, production must replace or repair and settle internally once the issue has been resolved.
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price.
