The house is none smoking inside the house. You can only eat in designated eating areas. Please leave the house the way you found it. Please take your garbage with you. After your confirmation for the house I will sent per email the rental agreement (you can see below) for you to sign.
Please let us know before if you like to use the pool.
There is a $2000 security deposit for the rental of the space. If there's no damage they will be given back in 48h time.
There is an extra $350 fee for 10h for the mandatory caretaker to be with you at all times.
Insurance coverage is required and further detailed below.
Rental agrement :
OVERTIME: Overtime rate is 1.5 x your prorated hourly rate.

EXTRA CAST/CREW CHARGES: Extra, undeclared people on shoot day are charged $ 30 per person. For over 20 people you need to bring a motorhome or rent a separate toilet to not overuse the septic system of the house.
SITE REP: For smaller shoots up to 5 people the owner will act as care-taker. Larger shoots will be required to pay a care-taker fee of $350 for 10hours. Any overtime will be $35.00 per hour.
AREAS OF FILMING: You will be able to shoot anywhere on the outdoor areas of the estate and the main house. Please let us know if you like to make fires in the fireplaces or outside in the fire-pit or a bonfire so we can prepare beforehand.

Areas of Use in the “Premises”: No roaming around the property / only in areas allocated for the shoot
• Inside the stone house, pool area, and exteriors on the property.
• Off-Limits: The basement and the small barn. Master bedroom toilet.
“Start” Time and "Finish" Time:
• The Premises use “Start” time begins when stated above, unless a request to change the times is submitted and approved 24 hours in advance of any changes.
• The Premises use “Finish” time is when all equipment and personnel have left the
premises and property. If renter leaves later then Overtime fees apply by the hour.
Security Deposit:
• A security deposit of $2000.00 is to be paid to the renter per Paypal or bank-check by returning
the signed contract. This deposit will be returned to renter after the property has assessed the Premises for damage, any overtime or other charges. If no damage is found or other charges incurred, the full security deposit will be refunded. If damage caused by renter, the renter will be held completely responsible
for all costs necessary to restore the Premises to its condition prior to use. Together we will jointly review the Premises prior to the shoot and upon completion of the shoot to determine any damage. Owner has 48
hours after renter has vacated the Premises to determine if any damage was missed by last inspection due to the late night end of the shoot.
• Any children coming on set in advance must be approved. No minors will be permitted unless accompanied by legal guardian or minor’s parents.
• Props: A vehicle (tbd). Prop vehicles must stay on paved/gravel roads. Do not park or drive car in grass.
• Moving off furniture: All furniture must be moved carefully with the supervision and permission
of the owner or their appointed care taker.
Everything must be left in their original places at the end of the shoot. The bed in the master bedroom is built-in with the closet that cannot be moved. The dining table is extremely heavy (advised not to move).
• Action: Stills, video, film
• Parking driveway in-front only of the house (fits about 15 vans). Do not block neighbor’s driveways. Do not drive/park on grass.
Vehicles on site: 3 cars or vans on driveway by the house
• Shoes: No shoes permitted. Booties must be worn over shoes.
Restrooms: Indoor restroom available (half bathroom and the guest room on the first floor). No filling of any tub or showers without prior approval.
• Catering: Food/drink only allowed outside or in the barn/event space.
• Cleaning: It is the responsibility of the Licensee to leave the Premises looking as it did upon arrival, including removing trash and sweeping up, if necessary. Failure to do so may result in an extra cleaning fee.
• AC / Heat: Yes. Please do not touch thermostat or stereo without permission.
• Trash: you must be removed at the end of the day, including all bathroom trash. Use of owner’s bins not permitted. Trash may not be left on the curb.
• Electric: Standard 400 amp power. Exterior outlets.
• Smoking: outside
• Beds/Bedrooms: No lying on the beds for recreational use. If approved for shooting, must supply bedding. No using beds as a work surface without covering it with a clean sheet or tarp
• Must Supply: Renter is responsible for bringing toilet paper, paper towels, recycling and garbage bags. The owner’s may not be used.
Windows/Doors: Windows and doors to be kept shut at all times, unless actively loading in or out.
• Protection: No one permitted to enter Premises until all floors and furniture are properly protected. Incase of heavy gears being used.
All floors must be protected under all gear, crates, rolling things, and major walk ways, prior to entry.
Nothing (gear, crates, large props, rolling racks, makeup stands, etc.) may touch raw floors.
• Clean sheets to cover all furniture or tabletops being used as work surfaces or for production use.
• Dining table needs to be covered with a blanket to put things on it. The living room glass table has to be covered with a blanket as well. No acid vinegar, fruit or wine on the concrete countertop.
• The renter is solely and exclusively responsible for any property it brings to the site and to insure the same. Owner shall not be responsible for any loss or damage to Renters property.
• Right to Film/Copyrights: The owner hereby grants to the renter and any person authorized by the Owner the right during the Term to photograph the parts of Premises agreed to.
• Damages: Licensee agrees to assume all responsibility and liability for those reasonable damages and/or loss to property and/or injury to any persons which may occur in the course of its preparation, and/or cleaning up. These conditions shall also apply to any of the subcontracted operations. Unless agreed to in advance, Owner has 48 hours to determine damage AFTER the shoot finishes. If Licensor is not home at termination of shoot or too dark to determine damages, Renter will not be held responsible for damages after they leaves the Premises. Fees to renter if damages occur. Owner or their representatives will be compensated for any hours spent on dealing with damages. Fees to be determined.
• Repair Work: Any repair work shall be performed by the regular contractor for the Owner,.
Renter will pay for any damage to the Unit or building, and indemnify, defend, and hold harmless the Licensor for any claim, damage, injury, or loss whatsoever arising as a result of or caused by Licensee in connection with said shoot (the Project”). These conditions shall also apply to any of the subcontracted operations.
• Upon Entering Location:
1. Sign exact time on sign-in sheet with Owner or Location Manager upon arrival
2. Will do a “walk through” with Licensor to note any pre-existing conditions of any damage on Premises
3. Will take pictures of Premises before moving any furniture, etc.
4. Protect Premises: protect floors with paperboard and/or moving blankets; clean sheets on furniture before everyone else enters.
5. Make crew aware upon arrival (or create sign) that all food to stay in appointed area. No food or drinks throughout the main house.
6. This is a special fee for this shoot, please do not reveal to others.
7. No tape on floors unless approved by homeowner.
8. Some furniture may not be moved, We will advise
9. Nothing may be placed directly on countertops, must be protected
10. No shoes allowed in home for any reason (booties over shoes ok).
• Before Exiting Location:
1. Make sure location is returned to original state. (Wiped down and swept clean).
2. All equipment, props, rolling racks, etc. have been removed from location.
3. Renter to take all garbage from location with them, including garbage in bathroom.
4. Walk-through with Owner or Care taker to make sure no damages occurred during shoot. Fill out damage form and have both parties sign it.
5. Sign out exact time leaving location with owner or Location Manager

• Rules and Regulations: This Agreement is subject to, the terms and conditions of, Renter agrees to abide & be bound by, the Rules & Regulations of Use below. Please distribute a list of the following rules and regulations to the crew. Licensee is responsible for providing a PA or On Set Producer, to ensure these Rules and Regulations are followed.
• All questions, details, complaints and other issues must be communicated to Konstanze Zeller , which will discuss the same with the Renter as appropriate.
* Although owner or care taker will not disturb nor interfere with any still shooting as to delay or jeopardize the Project, Licensor may be on premises during shooting and may be present at times in the shooting areas. In addition,
* Protection: Premises shall be properly protected to homeowner’s satisfaction. Supplies may only be used if agreed upon between owner and renter prior to shoot.
* This includes curling irons, blow dryers; nothing in cabinets may be used.
* Off-Limits: All closets, cabinets, & other areas deemed off limits.
* Property owner does not supply trash bags, eating utensils, paper towels, Windex, coffee/ tea, towels, etc.
* Location mgr / care taker that has been assigned by Licensor is not there to clean or move furniture, only to be the eyes for the Licensor and there to assist Licensee with location question/needs
Nothing may be placed directly on countertops, must be protected. Cover high traffic areas with clean layout board to protect from damage. Runners and ram board best Tennis balls on legs also good idea
* Nails and Painting Walls and Floors, etc.: Licensor does not permit painting, drilling, screwing, nailing into floors, walls, window frames, or other structure unless approved in advance and in writing with specifics identified.
* Unprotected Walls: No heavy items may be leaned or propped up against unprotected walls. Walls must be restored after shoot to Licensor’s satisfaction.
* Water Pipes: Nothing can be hung from the water pipes. Furniture/Art work/ Light Fixtures:
* Reminder: Please take photographs of before moving any items in location.
* Premises furniture: May be used for shoot.
* Returning Furniture: Licensee is responsible for returning all furniture to its rightful place.
* Care of Furniture: No heels and no standing on any furniture or radiators, no sitting on arms of furniture.
* Prop Stylist: Please remind prop stylist and crew to ask Licensor or care taker first before moving or hanging anything.
* Licensee must advise: In advance to all shoots of the following:
What furniture will need to be moved and where will it be moved to.
What props will be coming into the Premises.
* Furniture movement: To move furniture, must have approval from Licensor in advance.
If approved please move carefully, and with enough help to lift from bottom.
* Copyrighted artwork: Is to be obscured or removed from a shot.
* Moving Art Work: The art on the walls may be moved, again, with permission from the homeowner prior to moving anything.
* Light Fixtures: No removal of light fixtures without prior approval.
* Antiques: Many antiques that cannot be sat on or moved, must discuss all with Licensor in advance
* Model Heels: If heels are required for models shoes, the heels must have protection on them (tape is sufficient)
* Moving Equipment: When moving equipment in and out of the Premises, booties need to be removed prior to walking outside or replaced with clean booties prior to coming back into the Premises.
* Rainy/Wet Days: On wet and rainy days please remove shoes before entering the Premises.
Production: Styling, Wardrobe Hair & Makeup, Catering : only allowed in barn
* Barn : Area will be allocated on arrival.
* Curling Irons/Irons: Please do not place any curling irons or irons on the furniture.
* Steamer: Please place a protective blanket under the steamer so the water does not damage the floor when it drips. Steamer needs to be kept away from all walls.
* Body Makeup etc: Baby Oil, make-up on legs etc: Please make sure not to lean or
touch walls and furniture with once applied, and when applying place make sure floor or carpets underneath are covered with protective paper to not stain floors or carpets/rugs.
Cleaning, Garbage and Inventory, Missing Items, and Damages:
* Removal: Licensee is responsible for the removal of all equipment, supplies, props, food, garbage, etc. that are brought onto the Premises.
* All garbage: Must be removed and taken off location at end of each day (bathroom garbage as well to be
removed).
* Cleaning: Premises, including catering/kitchen areas must be thoroughly cleaned and area swept before departure.
* The Premises and all areas in, around, in front of, behind, along and/or about the Premises (including but not limited to, the areas around any garbage receptacles) shall be kept clean by Licensee, at its sole cost and expense, at all times.
* Cleaning Fee: If these items above are not taken care of in a reasonable manner, a cleaning fee will apply.
* All Animals: Any animals, type of animals, and number of animals necessary for the shoot must be approved by the Licensor at least 2 days in advance of the shoot.
* Handlers/Trainers: All animals will be accompanied by handlers/trainers and crated or caged when not be actively used in a shoot.
* Animal crates/cages: May be placed on stone or wood floors, with a waterproof tarp/ plastic underneath crates/cages with advance permission from the homeowner. On no occasion should crates/cages be located on carpeted areas in the Premises.
* Alcohol or Illegal Drugs of any form permitted on or in the Premises at any time.
* If exterior smoking permitted, Licensee is responsible for making sure all butts are taken away and not thrown in the trash (fire hazard)
• Phones, TV’S, Computers, Fax Machine, Stereo and A/V Equipment:
* Music: Licensee please bring own music sound system to shoot.
* Wireless: Wi-Fi available , password and user name given on arrival
Please note: Although the owners offer it up when they have it, they cannot be responsible for it working. If critical, please supply your own back up internet.
Electricity:
* Generator: If needed must be approved in advance by homeowner. Generator cable placement must be discussed in advance and approved
* Extension Cords: Please use extension cords and use different outlets for interior shooting for Standard lighting.
* Tie-Ins: If tie-in is needed, possible and approved, an additional fee will apply and renter is responsible for all electrician fees and an official electrician must be on set at all times.
* Protection: Any equipment placed on the floors must have floor protection under. Correct protection to be paper on carpets, moving blankets or paper board on hardwood and tile.
Exterior Lighting: No exterior lighting unless approved
* Please note: home has standard, house outlets.
* If using more than standard lighting, must discuss with owner in advance.
• Propping / Set building / Special Effects:
* Approval: All propping pieces and set building to be approved of in advance.
* Effects: No special effects, pyrotechnics, stoves open flames and flammable objects permitted unless approved in advance.
* Snow: must be explained completely before use of any fake snow approved.
* Glitter and Confetti: Absolutely no glitter or confetti is permitted on Premises.
* Smoke and Fog Machines: No smoke or fog machines unless approved in advance.
* Tents: Tents on grounds must be approved in advance.
* Flammable objects: No flammable objects permitted, i.e. sparklers, fire crackers, etc
* No wetting of floors

* Area: All food/drink must stay outside in tents, motorhomes or the barn/ event space.
* Protection: Use plastic drop cloths or table cloths, to protect all counters, tables and rugs.

* Supplies: No use of homeowners kitchens supplies or utensils unless approved prior to the shoot
Action:
* Call sheet: to be emailed 1 day in advance of shooting.
* Storage: fees may apply and must be arranged and approved in advance. Gear left unplugged, ram board can stay down, kitchen, bedroom & walk ways cleared for Licensors use.
* Deliveries: early deliveries and late pickups may incur additional fees and must advise in advance
* HVAC: has AC and Heat.
* Video: No video, B-Roll, BTS, Drone video, Film or Red Camera unless approved in advance and additional fee paid.
* Fireplace use: fireplace may only be used if approved in advance.
* No immoral content on set: No nudity permitted.
* Please do not open any cabinets, drawers or closets without permission of homeowner or on site rep. Do not lay on any beds.
