Amazing Historic Guest House: huge two-level, tudor style charming home, on the quiet secluded former Harry Warner Estate ( founder of Warner Brothers Studios ) located on 1.3 acres of park-like grounds in Beverly Hills. Over the years the Guest House was home and a place to stay for many of the Warner Brother's Hollywood stars. So if you have any questions or are ready to book, feel free to contact me. In addition to the Guest House, also provided is the olympic tennis court, rock garden pool and spa, children's playground, and again the quiet beautifully manicured grounds, with the Harry Warner estate mansion in the background. And the estate is located just 2 blocks behind the Beverly Hills Hotel on Sunset Blvd. We are very experienced with production shoots & events of all types: television, photography, features, reality, lectures, weddings, red carpet, and lectures. The property is ideal for this activity with 2 separate gates perfect for production access and we can also provide vendors who know the compound as well. Inside the Guest House you will find every comfort within its walls. Upon entry to the two-story house, you are greeted by the bright and sunny kitchenette with breakfast table nearby. A walk up the staircase, delivers one to the spacious living area with luxurious vaulted high-ceilings and open spaces. Couch, dining table and office area are at your leisure's beck and call. The couch can convert into a large sleep-sofa. Right outside the Guest House is the patio area with umbrella, table, and lounge chairs and the olympic tennis court. Beyond the living room, office, dining area there is the master bedroom with amazing custom vaulted ceilings. And yes, this guest house features one and a one half of arguably the most important necessity of any living quarters: upstairs and downstairs bathrooms. RENTAL AGREEMENT – SPECTACULAR BEVERLY HILLS GUEST HOUSE Rental Agreement “GUEST HOUSE” Thank you for your reservation! No additional persons shall occupy said premises long term or any part thereof without property manager's written consent and additional fees will be required. Cancelations: One can purchase travel insurance if so desired. This is unlikely to occur, but the Owner reserves the right to cancel a confirmed reservation, prior to arrival for personal reasons that may suddenly arise. Pets: Pets might be allowed if first discussed and approved by the Manager in advance of the rental. Liability: The undersigned Renter, whether or not in actual possession of the premise, are jointly and sever-ably liable for all obligations under the rental agreement, and shall indemnify, defend and hold harmless the owner for liability for personal and bodily injuries or property damage caused or permitted by the negligence of the Renter(s), their guests and/or invitees. This includes the Renter's use of the compound's grounds, including the tennis court, pool, spa, playground area with slide and trampoline. All children when outside the guest must have adult supervision for the safety of the children, especially at the pool area No alterations: No repairs, decorations or alterations shall be done by Renter, without owner’s prior written consent. Condition of premises: Before you move in please inspect the condition of the property carefully. If you notice that anything that is broken please notify us. Resident has inspected the premises, furnishings and equipment, and has found them to be satisfactory; particularly all plumbing, heating and electrical systems are operative and deemed satisfactory at the time of initial occupancy. Maintenance: Resident shall keep the premises and furniture, furnishings, and appliances and fixtures, which are rented for Resident’s exclusive use in good order and condition. Plumbing issues that result in a drain clog are the responsibility of the tenant. The Owner can assist in negotiating a good rate for a plumber to help the Resident receive a fair rate. Insurance: Owner does not insure Resident for any personal or bodily injury or property damage including, but not limited to, that caused by the act or omission of any Resident or third party, or by any criminal act, war, riot, insurrection, fire or act of God. The Resident must obtain & pay Insurance for the rental and provided any insurance coverage necessary to protect Renter, Renter’s property from losses or expense that may be caused by such persons or events. Utilities: Utilities will be paid by Owner, but eco efficient use is required unless the Renter needs to bring their own electric. There is air-conditioning. No assignment: No portion of said premises shall be sublet nor this agreement assigned. Any attempted subletting or assignment by the Renter shall, at the election of Manager be an irremediable breach of this agreement. Right of entry: The Owner or his agents or employees may enter the premises for: the owners personal items, in case of an emergency; to show the Guest House to others, to make necessary or agreed repairs, decorations, alterations, or improvement; to supply necessary or agreed services; to exhibit the dwelling unit to prospective or actual purchasers, lenders, residents, workmen, or contractors, provided the Resident is given notice, with entrance during normal daytime hours ( unless an emergency.) Parking: The Resident is provided a private parking space inside the controlled gated compound right past the Guest house Gate, on the left, so other cars can pass by... And additional Guest vehicles can use the street parking on Woodlawn Ave. and make entry to the Guest through the Gated entrance on Woodlawn. Thank You. This is a No Smoking House: A fully refundable security deposit of $1,000 in advanced is required and will be refunded once inventory is visited by site rep. Cleaning fee will be deducted from your deposit if smoking occurs in the home. Smoking on the outside porch is okay. House Manager: Robert Mack is the House Property Manager or his back-up Jenny can be called if you need assistance at the House. Robert Mack will be held harmless to any such legal issues that my result from this rental agreement between the owner or tenants, guests, or invitees that are staying at this property. Any claim arising out of or relating to this contract, or breach thereof, shall be settled by arbitration administered by the American Arbitration Association in accordance with its commercial (or other) Arbitration Rules (including the Optional Rules for Emergency Measures of Protection) and judgment of the award rendered by the arbitrator(s) will be legally binding and enforceable in court. This is a no Party house: Parties, loud get-togethers, or other large gatherings are not allowed because of neighbor issues and possible damage to property. If a party, loud gathering, or loud disturbance does occur, or if neighbors or other tenants call regarding a verifiable unreasonable loud disturbance, you will forfeit your security deposit and will be evicted immediately.
