Productions must have property damage insurance. Exceptions to the 9 hour min. can be made, usually by scheduling your production before or after a shoot occurring on the same day, ASK. - All rentals include setup, breakdown and the walk-through at the end of the shoot - Guests must provide additional insurance - Host must be made aware if any parking permits will be obtained, permits must be provided as soon as they are available. - Host MUST be made aware if any generators will be used. Host reserves the right to power down any generators that run past quiet hours. - Host MUST be made aware of ANY exterior shots, scenes and exterior lighting setups. - This listing is ONLY for the building proper, the "Vacant Mansion", use of the court yard for anything other than staging gear must be pre-approved. - Use of neighbors' exterior property for shooting will NOT be tolerated. Monies will be drawn from your security deposit as penalty and your shoot may be terminated. - Guests may not unlawfully hold parking spaces anywhere on the block - Furniture must be moved back to where it was found - All garbage must be placed in designated areas - if more than 4 large contractor bags, garbage must be taken with you. - No smoking inside the property or anywhere on the estate. Smoking must be outside the gated area. Please keep in mind this is Church property, all content created must be respectful and in good taste. Host reserves the right to delay or terminate the production in the event of a breakage of this important rule. Having said all that, I am here and will be onsite (appropriately out of your way) to help facilitate your shoot. The only way through uncertainty or confusion is through dialogue. Please... no surprises. A security deposit of $300 is required; certified check, cash or transfer (Venmo) If monies are drawn from this security deposit, it will be done so reasonably. The language for the appropriate handling of the deposit can be negotiated in the location agreement. *Note - The security deposit is not meant to be a substitute for your production insurance. It is meant to cover damages that are either; a) too low for your insurance to cover b) or damages that require immediate fixing (i.e. broken window, broken alarm system etc.) The SD is also meant to function as a deterrent for the violation of any of the foregoing rules. Penalty amounts will be commensurate to the particular rule broken, with a strong emphasis on disturbances to neighbors, (i.e. stealing shots on neighbors' property, blocking active driveways, violating quiet hours, 311 calls etc.) Shooting will occur regularly at this location, neighbors simply cannot be inconvenienced or trespassed against anymore than necessary. Having said that, there is no expectation any of this will occur. Professionalism is what is expected, and has been my experience with Peerspace shoots.
In this line of work, communication is key and I find that the host Andrew is a consummate professional. He helped me greatly in staying in touch with every detail possible about the location and logistics prior to the shoot which enabled me to complete an efficient shoot with great results. Hope to work with him again in the many other locations he manages.
Absolutely loved the space. I was looking for a location that felt like a scene or set and thats exactly how this Mansion was. I'm so happy with the images I shot there.
