The property also includes a large modern pool, small trails throughout the trees, lounging fire pit behind the Stellar House, 2 main entrances off of 2 county roads, a large covered outdoor bar & grill, and enough lodging space and beds to sleep up to 70 people & enough venue space to host an event up to 150 people. RENTAL AGREEMENT 1. We have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the CLIENTS violate any of the terms of this agreement, the rental period shall be terminated immediately. The CLIENTS waive all rights to process if they fail to vacate the premises upon termination of the rental period. The CLIENTS shall vacate the premises at the expiration time and date agreed upon between the CLIENTS and us. 2. The CLIENTS shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner. The CLIENTS shall leave the premises in a respectful condition before check-out. CLIENTS shall pay for maintenance and repairs should the premises be left in a lesser condition. The CLIENTS agree that we shall charge any costs of said services from the CLIENT’S credit card on file if CLIENTS cause damage to the premises or its furnishings. 3. No animals or pets of any kind will be brought onto the premises unless formally agreed upon between CLIENTS and us. 4. The CLIENTS shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The CLIENTS shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and CLIENTS shall then immediately vacate the premises with no refunds. 5. There shall be no smoking inside the premises. Smoking is only permitted a minimum of 25 ft away from any building entrances. 6. Personal soap, shampoos, groceries, and other consumables are to be purchased by the CLIENTS. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the CLIENTS arrive the CLIENT is free to use them. 7. Apart of the CLIENT’S deposit with also include a nonrefundable SECURITY DEPOSIT of $500.00 for any Package reservations and for any Stellar House reservation. 8. CLIENTS expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that CLIENTS do not intend to make the property a residence or household. 9. It is the CLIENT’S responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures throughout the 7.6 acre property and throughout the home. We are not responsible for any car damage at the gated entrances or inside the property. 10. Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws. No hunting allowed. 11. CLIENTS agrees that Fireworks and other hazardous materials shall not be used in or around the property. 12. CLIENTS shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits. 13. CLIENTS are advised that the property contains gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood. 14. The property has fire alarms installed and they are believed to function properly at the time of rental. CLIENTS will notify management without delay if a fire alarm “chirps” or has a low battery condition. 15. CLIENTS shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so. 16. Valuable items left behind by CLIENTS will be held for the CLIENTS and every reasonable effort will be made to contact the CLIENTS for return. If items are not claimed for longer than 6 months they shall become our property and we shall not be held liable for condition of said items. 17. Cable TV is provided and service level has been chosen by us. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. 18. Wireless internet is provided as a convenience only for The Stellar House only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 19. If CLIENTS have a large event totalling more than 24 people on The Liney Moon property, without renting any type of portable restroom, CLIENTS will be fined $1,000.00. Due to our County and State regulations this is a very serious matter which needs to be followed. PLEASE NOTE: the security alarm is on a set schedule & enabled & disabled automatically as a result. The alarm will sound if arrangements to check-in or check-out times are not made prior. Both hosts and CLIENTS agree to abide by the above conditions and hereby swear that the information provided above is true.
