The venue includes a 2,000 SF Penthouse that has an inviting open living space to be enjoyed at any time of the year. Included in the Penthouse is a full bar, large dining table, conference room, fireplace and lounge area. The floor to ceiling glass walls not only allow spectacular views from a protected enclosure, but also completely retract to provide unobstructed access to the 4,000 SF rooftop Sky Lounge. The Sky Lounge includes pergolas, cabanas, grilling station, fireplace, meditation lawn and perimeter gardens. Whether you're hosting a yoga retreat or an elegant gala this event space will surely not disappoint. 1. PRIVATE EVENTS. Private Parties may reserve the Rooftop Deck for a “Private Event”) held by such Private Party. In order to reserve the Rooftop Deck, User must submit a request and signed copy of the Agreement, no later than one (1) week prior to the requested date, specifying the date, hours, nature of Private Event, number of guests anticipated, and such other information as the Landlord shall reasonably request. 2. LIMITATIONS. 2.1. Use of the Rooftop Deck is limited to a total of 250 persons (100 Interior/150 Exterior) at any given time. 2.2. The related Private Event must be held directly by the User; User may not license or assign to any other person the right to use the Rooftop Deck. 3. RULES & REGULATIONS. 3.1. User is responsible for obtaining all necessary and appropriate permits and licenses relating to the Private Event and providing copies of the same to Landlord. 3.2. User is responsible for complying with all requirements of law relating to such Private Event. 3.3. Guests must use elevator designated by Landlord. 3.4. There shall be NO SMOKING, including e-cigarettes, on the Rooftop Deck. 3.5. Any setup may occur at the start of the reservation time. 3.6. All decorations for the Private Event must be approved by the Landlord. 3.7. The Rooftop Deck shall not be used for any offensive purpose. 3.8. All Private Events must be concluded by Landlord designated time. 3.9. All clean-up/item removal must occur by no later than 1 (one) hour following the conclusion of the Private Event. 3.10. User must ensure that guests stay within the designated area. User is responsible for keeping guests orderly. 3.11. No open flames shall be permitted with exception of the grill and firepit if applicable. 3.12. Landlord shall approve in advance any proposed signage for the Private Event. 3.13. No signage, decorations, frames, etc. shall penetrate the floors, walls, planters or any other permanent fixtures of the Rooftop or the Building. 3.14. Entrance and exit stairwells for Private Event will be limited to the main entrance; however, all building entrances must remain unobstructed at all times. 3.15. Abandoned property shall become the property of the Landlord and will likely be thrown away. 3.16. No fireworks or similar entertainment of any sort will be permitted. 3.17. No one under eighteen (18) years of age shall be permitted unless directly supervised by an adult. 3.18. All outside labor used must present a Certificate of Insurance to Landlord prior to entering property. The following must be added as additionally insured: Wolcott Partners, GP; V833Jackson, LLC; Crayton Management, LLC; Crayton Advisors, LLC. Certificate of Insurance should be e-mailed. At least seven days prior to the Private Event, the User shall present to the Property Manager certificates of insurance providing coverage as follows: Bodily Injury Liability $1,000,000 per Occurrence, Property Damage Liability $300,000 per Occurrence, Umbrella $2,000,000 each occurrence. Any caterer hired by the User shall present evidence of Liquor Liability insurance coverage. 3.19. User shall immediately reimburse to Landlord the cost of any damage/extra clean-up caused by the Private Event. 3.20. No items shall be thrown from off the Rooftop Deck. Individuals will be subject to arrest. 3.21. All items, furnishings, equipment, etc. shall be secured against movement/damage by wind. 3.22. For safety purposes, glass containers are not allowed on the Rooftop Deck. Caterers are allowed to pour drinks from glass containers, but all guests must use plastic containers. Exceptions may be granted for special events. 3.23. While music is an integral part of most social functions, we ask that you keep stereos at a reasonable level. Volume must not disturb neighbors or Tenants. 3.24. Noise ordinance of the penthouse and rooftop deck is 11PM. All noise must stop; music, etc. 3.25. Rooftop ordinance is 12AM. All parties must be completed by this time, and all individuals must leave the rooftop. 3.26. Lighting/sound remotes and television controllers must be stored in the designated bar cabinet at the end of your event. Missing remotes or controllers will result in deduction from the Damage Deposit. 4. PRICING. Please see the following Private Event Pricing Sheet. A refundable Damage Deposit representing 25% of the total Rooftop Deck rental rate must be submitted. The Damage Deposit will be retained if damage is incurred by the user. 5. RAIN OR SHINE CLAUSE. Should a portion of the Rooftop Deck be affected by inclement weather, the event must be carried out indoors in accordance with the indoor capacity. All events are considered rain or shine. Any cancellations within 7 days of the event date the host forfeits the deposit. 6. PARKING. If User wishes to utilize the parking lot located at 310 S Green Street for the Private Event, User shall discuss this with Landlord who will attempt in to the best of ability to arrange. See Private Party Pricing Sheet for parking rates. 7. LOADING/UNLOADING. The loading dock to be used is accessible from the alley on the west side of the building. Landlord shall be notified at time of booking to reserve the loading dock. (Building security will open dock door) 8. INDEMNIFICATION. User indemnifies and holds Landlord harmless from and against any cost, damage, claim, liability or expense (including reasonable attorney’s fees) incurred by or claimed against Landlord, directly or indirectly, which is occasioned by the User’s use of the Rooftop Deck. 9. ADDENDUM A. Private Party user must complete and return the Private Party Event Reservation Form (Addendum A) no later than 1 week prior to the event date. (Contact Information, Detailed Description of Event, Catering Program, Rentals & Miscellaneous, Entertainment and Other/Special) 10. ADDENDUM B. Once the Private Party Event Reservation Form (Addendum A) is received and reviewed by the Landlord the Private Party user will receive the Event Confirmation Form (Addendum B) including final pricing and cleanup fee. The fully executed Event Confirmation Form (Addendum B) must be submitted to the Landlord no later than 1 week prior to the event date in order for the event to be booked.
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more
