Saturday - Sunday: FREE PARKING WITH NO RESTRICTIONS on both Main and 38th streets! Monday - Friday: Plenty of FREE street parking on 38th street. Main street has No Parking from 4 pm - 6 pm. We also have LOADING ZONE RIGHT IN FRONT of the studio which makes loading in and out super easy!

The studio has two horizontal windows that could be blocked out. There is no direct sunlight throughout the day.

The studio located on Main street which has busy traffic on weekdays around 3 pm-7 pm. Weekends are quiet, especially Sunday. There are neighbors in the building so we have restricted sound policy.

Ground Floor

There is a loading zone right in front of the studio that we share with the building. Doors are very tall and wide so loading/unloading is always a breeze. 'No parking' on Main street on weekdays 4 pm-6 pm only.

We have a green room for makeup, wardrobe, and talent

The office area is off-limit to shoot.

- PLEASE INCLUDE YOUR SETUP AND BREAK TIME IN YOUR RENTAL TIME. Studio time is not just the time you are shooting, it's the TOTAL TIME you are in the studio. We have to mention that as people think that they can shoot up to the end time and then take another half an hour to break down and leave. This is OVERTIME and you will be charged for that. Sorry about that :) - RESTRICTED SOUND LEVEL - We have neighbors upstairs. Please respect their tenancy. - We are not soundproof, so plan accordingly. - CYCLORAMA WALL is an EXTRA $70 per booking. Chroma green key option is available with an ADDITIONAL $270 flat fee if requested in advance. Please inquire. If you didn't book it please DO NOT STEP or place anything on it. You will be charged $70 for any mark or footprint. If you did book it please do not step on curves as there is no support inside and it can break easily. - We DO NOT HAVE CENTRAL A/C, either a central heater. Floor fans provided. - Pets are allowed with a pet waiver signed. - Hard to clean materials may require an additional 100$ cleaning fee. - Feel free to come and check out space before your booking date to ensure it works for your needs. - The cleaning fee is included in our hourly rate (for productions only). - Furniture can be moved as needed but everything must be placed as it was found. Please do not drag it, LIFT IT UP so it won't break and leave any marks on a floor. - NO SMOKING/NO ALCOHOL PLEASE - $150 PENALTY FEE WILL BE CHARGED For everyone's security, there are security cameras around the studio. Please do not unplug or cover them, as the footage is used to settle disputes and for insurance purposes. We are super cool and friendly if all the rules are followed :D

The studio is fully furnished and everything could be moved or removed as long as it will be placed back at the end of the shoot.
