The photographs of this home should communicate to you how it should be treated. Productions must have property damage insurance. A security deposit, as a certified check, company check, money transfer or cash must be provided Amount will equal the the deductible for 3rd party property damage. If no deductible, the amount will be half the location fee Host/s must be added as additional insureds ***Comprehensive reset photos must be taken, day of the shoot, before anything can me moved. All rentals include setup, breakdown and the walk-through at the end of the shoot Host must be made aware if any parking permits will be obtained, permits must be provided as soon as they are available. Host MUST be made aware if any generators will be used. Host reserves the right to power down any generators that run past quiet hours. Host MUST be made aware of ANY exterior shots, scenes and exterior lighting setups. - Use of neighbors' exterior property for shooting will NOT be tolerated. Monies will be drawn from your security deposit as penalty and your shoot may be terminated. Guests may not unlawfully hold parking spaces anywhere on the block ALL garbage must be taken with you No smoking inside the property or anywhere on the estate. All content created must be respectful and in good taste. Host reserves the right to delay or terminate the production in the event of a breakage of this important rule. Having said all that, I am here and will be onsite (appropriately out of your way) to help facilitate your shoot. The only way through uncertainty or confusion is through dialogue. Please... no surprises. If monies are drawn from this security deposit, it will be done so reasonably. The language for the appropriate handling of the deposit can be negotiated in the location agreement. *Note - The security deposit is not meant to be a substitute for your production insurance. It is meant to cover damages that are either; a) too low for your insurance to cover b) or damages that require immediate fixing (i.e. broken window, broken alarm system etc.) The deposit is also meant to function as a deterrent for the violation of any of the foregoing rules. Penalty amounts will be commensurate to the particular rule broken, with a strong emphasis on disturbances to neighbors, (i.e. stealing shots on neighbors' property, blocking active driveways, violating quiet hours, 311 calls etc.) Shooting may occur regularly at this location, neighbors simply cannot be inconvenienced or trespassed against anymore than necessary. Having said that, there is no expectation any of this will occur. Professionalism is what is expected, and has been my experience with Peerspace shoots.
