All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.

Plentiful free street parking right in front of home, which is just one of five homes on a spacious single loaded cul-de-sac. Max 10 cars and 3 trucks allowed on street, with 3 additional cars allowed in driveway. Trucks ARE NOT allowed on driveway as there is an arched portico entrance (trucks have hit/damaged before). On site house manager will provide access to home day of.
General Rules
No smoking inside or outside property. No pets/animals. No alcohol or drug use permitted. Outside food okay. Eating allowed in designated areas (back patio, kitchen, dining area, courtyard). No stunts, fires, or "adult entertainment" film shoots permitted.
On-site manager required for every booking at addt'l $150/day.
Minimal furniture and art removal allowed, with OSM's permission. Must use protective pads on floors with all furniture movement.
Wood floors in all traffic areas MUST be protected with OSM-approved layout board; walls/corners & stairwell must also be protected with approved materials.
No swimming in pool/spa without host's prior permission.
30 ppl allowed at $250/hr. rate. Each addt'l person (up to 50ppl) is $15/hr. For parties larger than 50, must contact host - special considerations may be allowed.
OSM is responsible yet laid-back; we're filmmakers, too. Respect our space and exude professionalism, and we'll stay out of your way.
Film permits are not required for interior & backyard shooting. MUST have addt'l COI ($1M min), naming property.

Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Yes, I would book again.
I have rented dozens of homes and studios over the years, and no one comes close to the service received from Autumn. She was fast in communicating, gracious in letting us do a scout, and her and her family were very helpful throughout the day. We had trouble with the smoke alarm and her husband Michael would silence them for us each time from his app at work. The whole house was available to us, with Autumn offering any help she could to make our time more comfortable. I would shoot here in a heartbeat again and hope every client wants to shoot in this perfect dream home.
