Depending on your event, we might recommend that you provide a staff member to check in guests at the front desk of the building as they will be entering a formal lobby on the first floor.
Please be respectful of the space and return it in the condition that it was delivered to you, at the time that your reservation ends.
We are located inside a residential apartment home community, so please do know that you may see our wonderful residents and their pets as you enter and exit the building. Please be mindful of that when booking your event.
Your space reservation time should include time for set up and clean up. If you're unsure how much time you will need, we recommend 1 hour before and 1 hour after your event time.
For this very special space, we typically like to have the host of the event meet with our site team to walk through and ensure your needs are met.
All guest hosts are required to sign our license agreement prior to the event. Beer, wine and champagne are permitted. Hard liquor/cocktails are also permitted but require a licensed bartender and event insurance.

All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
About the Space
This beautifully designed roof top lounge is perfect for any social gathering, party, or meeting. Flexible seating allows for casual mingling and dining. A gas BBQ's and mini fridges make catering very easy. Your guests will enjoy views of Catalina Island and the Ocean, this space is sure to impress. The space features: 2 - Mounted 42 inch TV's above BBQ area (TV's are currently out of order, should be replaced in Jan 2020) Casual seating including lounge chairs, high top stools and comfortable deck seating Pool Table Fire Pit Kitchen includes - mini refrigerator, 2 BBQ stations, large island and bar stools Views of the Ocean and Catalina Island Fully private space This space can comfortably hold up to 40 guests with a max occupancy of 50 for mixer events if not everyone needs to be seated at the same time. We do recommend for larger events that you visit the space in advance to ensure it will suit your needs. Guest count of 36-50 will require an additional fee of $36/hr. for a standing guard to be present. Please NOTE: Parking is not available on site. We recommend using car shares or arranging for parking off site for this location. As health and cleanliness are more top-of-mind than ever, our efforts are focused on limiting the number of event rentals during a day to allow for thorough, professional cleaning and refreshing of the space. While all efforts to provide a sanitized area will be made, we cannot be held responsible for the health of those who use the space or potentially become ill thereafter. Please use all caution to protect oneself from unwanted illness and be mindful of social distancing while in the event spaces. Due to the ever-changing nature of COVID and the impact on our communities, amenities and availability are subject to change. We will provide as much notice as possible and work collaboratively to resolve the changes if applicable. • Face coverings are required for unvaccinated individuals in indoor public settings, in accordance with the California Department of Public Health. This is the most beautiful venue and so many of our friends loved it! It is a hidden gem that is no longer hidden. Our party had about 45 people and they all fit perfectly. Courtney Z. was such a great help and communication with her was stellar. Thank you Courtney and everyone from Peerspace for making this a very successful event. I will absolutely rent this space (or any other space they rent out) again.

I had a very easy process booking this space with Peerspace. First and foremost: Courtney made the whole process very easy and she answered all the questions I had. The Event: I had booked this space for my birthday and invited ~30 people from 6-11PM. We had ordered Stone Fire Grill to cater, had a bluetooth speaker for music, and hired a photobooth vendor to come. It was easy for people to come in and out because the leasing office was able to provide a code for people to use. Parking: I was a little worried that parking was an issue, but we made it clear to all guests to park in the adjacent business parking lot or across the street and it was fine in the end. Issues: 1) the fire pit didn't work. We had our own lighter to light the pilot, but gas wasn't flowing. Courtney tried to get a maintenance staff to come out to fix it, but no one was able to come. It was a bummer because it would have added to the space and it did get cold/breezy at night. 2) the tenants of the building did walk through our party to get to the parking lot a few times which was a confusing moment for everyone. Overall great and beautiful space, but make sure the leasing office is able to turn on the fire pit before they leave at 6PM.

The listing is fantastic. Such a great location/view. However, when I got there, my phone number was not connected to the gate code. Because of this, I was not allowed in and was a late to my own party. It took about 20 minutes for someone to come help and I was not able to get a hold of anyone in the leasing office. Other than that mishap, everything else was great. I should note that there’s not many shaded areas, just in case if you go on a sunny day.
