Our studio is an Open Concept industrial space 5 minutes East of Downtown Los Angeles. The space the perfect open floor plan with tons of natural light and is extremely functional. We have a lighting rig and track lighting for your convenience. The space is great for all kinds of productions: commercials/advertising, TV, films, photography, e-commerce, cookings shows, fitness videos, product photography and also great for base camp. About us, Sandy and David, we are creatives ourselves and love hosting other creative endeavors. When the space is not booked the space is typically used to develop our personal work in interior styling, wardrobe styling and set design. The space can be staged or empty depending on the production needs. If you’re interested in multi-day shooting, please note an additional fee may be charged for displacement. *The posted price per hour is for a crew of 20 people max including crew & talent. Larger productions are welcome, we just need to discuss details regarding size and pricing. Please include the following: *Total number of crew & talent *Desired date(s) *Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down GETTING HERE: Studio is located behind 7-11 on Mission Rd. LOAD IN / LOAD OUT: Easy roll-up door at ground level for easy load-in/load-out. PARKING: We have 4 dedicated parking spots (Letter A) and plenty of free street parking. Please respect our neighbors and do not park in any other spaces aside from letter A. SCOUTING: We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made (30 min max). One (1) additional tech/Director Scout will only be permitted once the booking has been accepted (1 hour max). All scouts are subject to availability, and we will not accommodate scouts during other guests' reservations/productions. OVERTIME: If you go over your booking time, you will be charged time & 1/2. We do not allow early arrivals. NO SMOKING: This building is a 100% SMOKE-FREE ZONE, including both private and communal areas and the unit itself. FURNITURE: Most furniture pictured were used for staging purposes only. Please clarify what is avail if interested in using. DAMAGE: Accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. We cannot be responsible for lost or stolen items. ILLEGAL SUBSTANCES: The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. _______________________________________________________________ FAQ What is the parking like? Please read ‘Parking Info’ above. Does the building have AC? No, the building does not have AC but we do have 1 overhead swamp cooler that helps. What is your power capacity? 60 amps How tall are your ceilings? 14 ft. to the bottom of truss & 16 ft to top of the ceiling. Is production allowed to move the furniture? Yes, production is able to move the furniture but proceed with caution and care. Must be placed back where found. Do you have a coffee maker? Yes Do you have a steamer and rolling rack? Yes, we have a (2) rolling rack and (1) steamer. No hangers What supplies do you have on hand? 2 extension cords: 50 ft, 2 power strips 2 Ladders: 3ft step and 6 ft 2 folding tables Is production able to blackout the three sky boxes if needed? Yes Is there roof access? No Is there a coffee shop nearby? 7-11 or B-twenty Four 2.5 Miles away Does the studio have a speaker? No How is studio with recording sound? The building is not sound proof. We are working on acoustic improvement at the moment. What floor is the studio on? Groundfloor Is a COI needed? Yes, a Certificate of Insurance is needed.
- No Smoking inside or on the roof of the building - Alcohol is permitted for all guests over 21 years of age upon approval. - Pets are welcome, but unruly, loud, or ill-trained animals will be asked to leave - Special Effects such as glitter, paints, liquids, fireworks, confetti, adhesives or things of that nature need to be cleared for the use, and should expect an additional cleaning & damages fee. - Staged furniture and fixtures are of value, must ask before moving. Please protect from gear and handle with care, we are happy to help you move anything as well. Please do not leave food or liquids on furniture or non-designated surfaces. Must move furniture back to where it was before leaving. - If using Catering or Food Services please dispose of food items in the garbage bin upon leaving.
Host and space was phenomenal! Very clean and met all our needs for a Art Show. Thanks again for being great and making sure we were good from start to finish.
David and Sandy were super easy to work with. Very kind and flexible. Was easy to arrange for a scout day before the shoot. The space has unique natural lighting and a very interesting texture. THANK YOU! Will definitely be back again soon.
The space itself exceeded all expectations. It was clean, well-maintained and our entire 28-person crew was comfortable. Beautiful indoor lighting options plus sky lights gave us the flexibility we needed. Sandy and David were phenomenal—responsive and accommodating. We had many specific and unique requests for our shoot and they fulfilled them all, going above and beyond. Being able to pull up our production truck directly to the studio was a huge bonus. I could not recommend this space more highly. We will shoot here again.

My experience with renting out space with Sandy was perfect. Sandy is a profesonial Host who help me and my family celebrate a life. We had a small get together for a repast. The space was perfect for the event. Sandy explain everything multiple times so we could be on the same page. Sandy made this one of the best experience renting and business with someone. I would defiantly use her again for another event, she was great. Btw the space was super clean lights, restroom and air condition was all working.
