OVERTIME - Your booking time includes your arrival and departure. Be sure to plan for any set-up and take-down for decorations and vendors. - The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. - All rental times include set-up and take-down. If you show up before your booking begins, you can either wait or be charged overtime fees. CLEANING / DAMAGES - Guest are expected to leave the space in the same condition as they found it in. - Please take great care with our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file. - At the end of the event, you are required to make sure all trash is in the trash bins, spilled food is picked up and furniture returned to original location. - The cleanup fee covers basic cleaning, but additional charges will be applied if space is left as a mess. Depending on the project we can work with you and let you know in more detail what our rules are. - No loud music or DJ setup and speakers allowed in the premises. - Our villa executive will be onsite during your event / shooting to assist you. - Min. $5,000 refundable security deposit will be charged prior to check in. (CASH or CASHIERS CHECK) - The property will be inspected, sanitized and cleaned prior to guest’s arrival and after guest’s departure. - Guests & crew members may not use upstairs bedrooms unless pre-approved by Host. - All rentals include set up and clean up time, otherwise, overtime will be charged. - No smoking & no pets. - Furniture can only be moved by the host upon request. - No loitering in front of property. Please be respectful of neighbors. - Must not block the sidewalk, neighbor’s driveways, or congregate in front of their homes. - No fake blood or stain-able products to be used on site. - Closets, drawers, pantry, and refrigerator is off limits unless pre-approved by Host. - All events are required to obtain event insurance.

Great home, great space, great owners! Wonderfull natural lighting. Definitely production savvy, which helped so much to anticipate our needs. Heated pool with a fountain and Movie room, wine cellar & pool table was a blast to shoot… Entire crew felt like we’re shooting in a palace… Perfect for shooting in doors and out. Load in and load out was a breeze. The location was perfect for what we needed and logistically sound. Probably the most beautiful kitchen & bathrooms I have ever seen… The space was perfect for our entire crew and VIP guests with plenty of room for all departments. I would highly recommend this location.
